Who is La Vista 5 for?

A family that wants a ready chalet without waiting

Most new projects in Sokhna are handed over years from now. Here the village is up and running, so if you buy today you could spend next season there.

Someone who does not want to deal with finishing and furnishing

The chalet comes furnished, so you will not spend months and money fitting it out. You take the key and go.

An investor wanting rent from the first season

A ready, furnished chalet means you can let it straight away, without waiting for construction or spending on furniture. A three-bedroom chalet lets to families and groups of friends.

Someone who goes down from Cairo at weekends

Sokhna is the closest sea to Cairo, so a chalet here is used on weekends all year, not just two weeks in summer.

Ready and furnished: what does it mean for you?

• View before you pay: you see the chalet with your own eyes, the view, the floor, the furniture and the building's condition, not a model.
• No fitting-out cost: the finishing and furniture are there, so the price you pay is roughly the real cost.
• No delay risk: the village is built, so you will not wait for a handover that might slip.

But note that the furniture may have been in use for years, so check its condition and factor in any replacement.

Three-bedroom chalets in other La Vista villages

To give you a reference, these are the developer's own three-bedroom chalet prices in Sokhna, at the lowest recorded price:

• La Vista 6: from 130 m² at 9,300,000.
• La Vista Ray: from 130 m² at 11,200,000.
• La Vista Gardens: from 130 m² at 11,700,000.
• La Vista Topaz: 150 m² at 14,200,000.

These chalets are new from the developer on instalments, most still to be handed over or being handed over now, and unfurnished. So if you find a ready, furnished chalet in La Vista 5 at a price close to theirs, remember you are saving the furniture and the wait. If it is much higher, the gap needs a clear reason, such as the front row.

La Vista 5 or La Vista 6?

La Vista 6 is the closest new alternative from the same developer, with two options:

• Phase 1: a 140 m² three-bedroom chalet from 9,800,000, handed over this month, but with 40% down and 3 years of instalments.
• Phase 2: a 130 m² three-bedroom chalet at 9,300,000, 5% down and 8 years of instalments, but handed over in April 2029.

If you are in no hurry, Phase 2 is much lighter to pay for.

A 140 m² or a 170 m² chalet?

Both have three bedrooms, with 30 m² between them. 140 m² is enough for a family of five, while 170 m² makes a difference if you go with relatives or friends, or will let to larger groups at a higher rate.

Sokhna or the North Coast?

• Distance: Sokhna is much closer to Cairo, so you can go on Friday and come back the same evening if you like.
• Season: Sokhna is used in winter and spring too, while the North Coast is a summer-only season.
• The sea: the Red Sea is warmer and calmer; the North Coast has white sand and turquoise water in summer.
• Rental: in Sokhna demand is spread across the year's weekends; on the North Coast it is concentrated in a few months at high rates.

So if you want a chalet you will use a lot through the year, Sokhna suits you better. If you want a summer-only holiday home, the North Coast.

If you will let: how to work out the return

Do not count on the nightly rate of the best weekend. Work out how many nights it will actually be let a year, then subtract maintenance, electricity, cleaning and the commission of whoever manages the letting if you will not do it yourself. Then divide the net figure by the price you will pay. The advantage of a ready, furnished chalet is that it starts earning from the first season, without years of waiting or furniture costs.

Cash or instalments?

So if you need long instalments, La Vista's new villages suit you better. If you have cash and want to use the chalet straight away, La Vista 5 saves you years of waiting.

The location: Sokhna close to Cairo

La Vista 5 is near the Cairo–Sokhna road and the Zafarana road, about 158 km from Cairo. Its neighbours include La Vista 4 from the same developer, Coronado Beach Resort, Blue Blue and Kai Sokhna, about a kilometre and a half away. So the village is in a built-up area, not in the middle of nowhere, with services and restaurants around it open most of the year.
