Set Pukka New Capital City beside the compounds within a kilometre of it and its flats come to about EGP 75,000 a metre, against 39,000 to 65,000 next door. The project is by MBG Developments on 41 feddans in the New Capital, with about 42 buildings, due in December 2026. The question this page answers: what does that gap pay for?

Pukka prices

The developer offers flats only:

• Three bedrooms on 148 up to 227 m², starting at 11,100,000 and reaching 16,875,000.
• A semi-finished two-bedroom of 149 m² at 12,727,500.

The two-bedroom costs more than the three

The two-bedroom is 149 m² and the cheapest three-bedroom 148, almost the same size, yet the two-bedroom costs about 1.6 million more. Floor, view or finishing may explain it, since the three-bedroom's finishing isn't stated with us. Ask about both units exactly before choosing; if room count doesn't matter to you, the three-bedroom is the better buy here.

Paying in instalments

10% down, the rest over 8 years. For the cheapest three-bedroom that is 1,110,000 up front and close to 104,000 a month; for the two-bedroom, 1,272,750 and about 119,300. Pukka's instalment is heavy over 8 years, and it is the first figure to work out before booking.

Handover in two months, payments until 2034

If the date holds, you take the keys in December 2026 and keep paying for about seven years while living there or letting it out, which eases things for anyone paying rent now. Still, ask to see your own building and how far its construction has gone, not the project's as a whole.

The neighbours market

• Capital Heights 1, 400 m away: a 160 m² flat at about 6.29 million, 39,300 a metre.
• Capital Heights 2, half a kilometre: about 59,500.
• Scenario, 600 m: about 48,500.
• Castle Landmark, 700 m: about 48,200 on a 197 m² flat.
• Rosevil, under a kilometre: about 65,000.

Put another way, the money for a 148 m² Pukka three-bedroom buys a much larger flat at Capital Heights 1 or Castle Landmark. What might justify Pukka's price is the near handover and the services, so compare each neighbour's delivery date before comparing the metre.

Pukka master plan: what's in the 41 feddans?

Per the developer: a clubhouse, pools for adults and children, a medical centre, a business area with offices, a small mall with shops, restaurants and cafés, a kids' area, walking, running and cycling tracks, golf carts for getting around inside, and camera security.

Location

Pukka is said to be near the Diplomatic District, Expo City, the Cathedral and the Green River, and close to the Regional Ring Road, the Mohamed Bin Zayed axis, Suez Road and the Middle Ring Road. We have no drive times, so check them yourself.
