Midtown condo New Capital City: flats from 130 m² on 10% down over 10 years

Midtown condo New Capital City is by Better Home, on 60 feddans on Embassies Street, near the Olympic City and the diplomatic district. The developer sells flats with 10% down and 10 years to pay, for April 2030, plus a shop in Midtown Condo Mall.

Midtown condo New Capital City prices from the developer

• The two-bedroom: 130 m² at EGP 9,832,101, near 75,632 a metre.
• Three-bedrooms: 160 up to 260 m², 9,954,511 to 16,458,289, near 62,216 a metre.
• Four-bedrooms of 230 m² from 13,146,214, the cheapest metre at about 57,157.
• A 110 m² shop in the mall at 11,845,245.

Only about 122,000 separates the two-bedroom from the smallest three-bedroom, which makes the extra room and 30 m² nearly free. After its 995,451 deposit, the three-bedroom runs about 74,659 a month, and the two-bedroom only about 900 less. Unless the smaller size is what you want, the two-bedroom has no edge here.

Four bedrooms, one size, 3.6 million apart

Every four-bedroom is 230 m², yet prices run from 13.15 to 16.77 million: the same space, a gap of about 3.6 million, more than the deposit on any flat in the project. Ask about the floor, the view and where the block sits before choosing. The dearest three-bedroom, at 16.46 million, is also about 3.3 million above the cheapest four-bedroom, so if you want over 200 m², set the two side by side.

Midtown condo New Capital City payment plans: three and a half years to the keys

You get the keys in roughly forty-two months. With 10% down and a 10-year term, around 41% of the price is paid by move-in: close to 4.13 million on the cheapest three-bedroom and 5.46 million on the cheapest four-bedroom, with six and a half years still to run. The four-bedroom's instalment is about 98,600 a month.

Same developer, same date: Midtown Sky

Better Home also sells Midtown Sky in R7 on exactly the same terms and date: 10% down, 10 years. The metre is clearly lower there:

• Sky's two-bedroom is 140 m² for 8.18 million: 10 m² more for about 1.65 million less than Condo's.
• Sky's three-bedroom is 190 m² for 11.1 million, at about 58,400 a metre against 62,216 here.
• Sky also has a 90 m² one-bedroom from 4.84 million, a size Condo does not offer.
• For a house, Sky has 350 m² townhouses from 33.16 million and twins of the same size at about 40 million; Condo has no houses at all.

If you are not tied to Embassies Street and Condo's services, Sky gives a cheaper metre from the same company. For the lowest price on three bedrooms, though, Condo's smallest, 160 m², costs about 1.14 million less than Sky's smallest, being 30 m² smaller.

Against the neighbours already handing over

Most of the nearby compounds are due well before Condo, which changes the sum:

• IL Mondo, 500 m away: a 160 m² three-bedroom for 7.12 million, the same size as Condo's smallest and about 2.84 million cheaper, due January 2026, though over 7 years, so about 76,200 a month, close to Condo's despite the shorter term.
• OIA Compound, 1 km away: three-bedrooms from 7.7 million for 154 m², spread over 10 years, roughly 57,750 monthly, due September 2026.
• Vinci, 1.1 km away: a 156 m² three-bedroom for 8.99 million on 5% down over 12 years, about 59,300 a month, due this month.

So the three-bedroom here costs about 1 to 2.8 million more than those three, and you get it three and a half years later. To move in soon, the neighbours are better value. If you can wait, ask yourself whether Condo's 60 feddans, lakes and mall are worth the gap.

Neighbours due around the same time

Talah, 1.5 km away, is due September 2030, five months after Condo; its 151 m² three-bedroom is 10.56 million, about 600,000 more for a smaller flat, but on only 5% down, with a monthly of roughly 83,600, some 9,000 above Condo's. RIVAN is due September 2028, with three-bedrooms from 155 m² at 11.83 million and four-bedrooms from 212 m² at 13.78 million over 12 years. Condo's four-bedroom gains 18 m² and saves about 630,000, but RIVAN hands over a year and a half sooner, and its longer term puts the four-bedroom near 84,200 a month, about 14,000 lighter than Condo's.

Midtown condo New Capital City master plan

Blocks take about 18% of the 60 feddans, leaving the rest to greenery, artificial lakes and services, with flowing façades inspired by waves, per the project data. Services:

• Pools, barbecue areas and a music park.
• Midtown Condo Mall with shops, restaurants and cafés.
• Maintenance and cleaning, and round-the-clock security with cameras.

Embassies Street

Per the project data, the compound is close to the Sokhna road, the MBZ axis, and both the Regional and Middle Ring Roads, with New Cairo half an hour away and Madinaty about 40 minutes. Every neighbour above is in R7, within a kilometre and a half, so these comparisons are within the same patch.
