Midtown Sky New Capital City: one-bedrooms from 4.84 million over 10 years, handover April 2030

Midtown Sky New Capital City is by Better Home, on about 122 feddans on a rise in R7, near the Bin Zayed axis and 90th Street. Buildings take up only 18% of the site; the remaining 82% or so is planted or under water. The developer sells flats and houses due April 2030. This page works through each unit up to handover day and compares each type with its R7 neighbours.

What Better Home asks at Midtown Sky

• One-bedroom, 90 m²: 4,840,145 to 4,997,795, near 53,800 a metre.
• Two-bedroom, 140 to 145 m²: 8,177,125 to 8,945,099, near 58,400 a metre.
• Three-bedroom, 190 m²: 11,097,527 to 11,714,093, at about the same metre.
• A four-bedroom townhouse on 350 m² from 33,155,569 to 38,258,210, and a twin of the same size at 40,010,217.

All units share one plan, a tenth at booking and ten years to pay. That means 484,015 then roughly 36,300 monthly on the one-bedroom, close to 61,300 monthly on the two-bedroom, and 1,109,753 then around 83,200 monthly on the three-bedroom. The finishing level is not published, so find it out first.

Which Midtown Sky unit is priced right?

• Moving from one bedroom to two costs about 3.34 million for 50 m², near 66,700 a metre.
• From two bedrooms to three: another 50 m² for about 2.92 million, at roughly the flat's own metre, so the third bedroom costs no more than the rest of the flat.
• The 145 m² two-bedroom costs about 768,000 more than the 140 m² one for only 5 m², so position, not area, is being priced.
• Within three-bedrooms and townhouses, the same area carries different prices, about 617,000 apart on the flat and some 5.1 million on the townhouse, so ask about floor, view and garden.
• Townhouse and twin share 350 m², and the twin costs about 6.85 million more, the price of one shared wall instead of two.

How much do you pay before Midtown Sky handover?

By April 2030 you will have paid about 41.5% of any Midtown Sky unit's price, on a November 2026 contract, with the other 58.5% over about six and a half years after handover.

The table uses each type's first price and 42 equal monthly instalments to handover. On the same plan, every EGP 100,000 on the price adds 750 a month. So the 145 m² two-bedroom at 8,945,099 runs about 67,100 a month, about 5,800 more than the 140 m² one, which is the sum to weigh if its floor or view is better.

The instalment gap between townhouse and twin is about 51,400 a month, and between two and three bedrooms about 21,900, so on instalments the third bedroom is the easiest step in the table. The top townhouse at 38,258,210 runs about 286,900 a month, about 38,300 above the first one, so find out what adds that 5.1 million before choosing a house. More remains after handover than you will have paid, so if you plan to let the unit, compare the expected rent with the instalment before booking.

Midtown Sky flats, or Atika, Talah and Castle Landmark?

• Atika, 1.2 km away and listed finished, sells a 141 m² two-bedroom, almost the same size, near 10.57 million, so 2.39 million more for full finishing and keys in June 2028, two years before Midtown Sky.
• Talah, finished as well, charges about 10.56 million for 151 m² with three bedrooms, much the same money for 39 m² less, and hands over five months later.
• At Castle Landmark, two- and three-bedrooms cost about the same, near 8.4 million, for 130 and 167 m². So a three-bedroom there costs roughly what a two-bedroom does here, on only 5% down, with keys eight months after Midtown Sky.
• Scene 7, a semi-finished neighbour 500 m off, prices well below: roughly 5.64 million gets 116 m² with two bedrooms, 6.61 million gets 137 m² with three, and the latter is already past its announced date, so check progress on site.
• Vinci, 2 km off, is about 2.1 million below Midtown Sky on three-bedrooms, roughly 8.99 million for 156 m², which is 34 m² short of Midtown Sky's; it is advertised as ready, so check the block is truly done.

So Midtown Sky's metre sits mid-market in R7: above Scene 7 and Castle Landmark, below finished Atika and Talah. If Midtown Sky turns out semi-finished, the gap to Atika and Talah narrows more than the figures suggest.

The one-bedroom

Midtown Sky's 90 m² one-bedroom costs 4.84 million. Serrano sells a 65 m² one-bedroom near 4.62 million, RIVAN 77 m² near 5.16 million, and Scene 7 88 m² near 5.53 million. For one bedroom with comfortable space, Midtown Sky is the clearest offer around, if you can wait until 2030.

By the month: three-bedrooms

• Midtown Sky, 190 m²: about 83,200 over 10 years.
• Talah, 151 m², finished: near 83,600.
• Castle Landmark, 167 m²: about 66,600.
• Scene 7, 137 m²: near 49,600.
• Atika, 153 m², finished: about 133,900 over 6 years.

So Midtown Sky's instalment is mid-range, for the biggest flat on this list.

A Midtown Sky townhouse, or Rosevil and Vinci?

The townhouse here is 350 m² from 33.16 million, near 94,700 a metre, at about 248,700 a month. Rosevil, 1.6 km away, builds far smaller houses; its townhouses open around 18.25 million for 209 m², and its 272 m² twin, about 31.64 million, undercuts Midtown Sky's townhouse by roughly 1.5 million while giving up 78 m². Vinci has a 253 m² townhouse near 18.3 million. If the large area is not essential, neighbours give a house for roughly half the money; if it is, ask the plot and garden size of each before comparing by built metre.

Midtown Sky master plan

The Midtown Sky master plan spreads lakes and open pools across the site, with a large commercial strip including Midtown Sky Mall for shops and offices, a business zone, security and cameras, maintenance and cleaning. Sokhna is about an hour away and El Sheikh Zayed an hour and twenty minutes. Better Home also builds Midtown Condo, and in New Zayed Midtown New Zayed West, where its 305 m² townhouse goes for around 23.66 million: 45 m² smaller than here and some 9.5 million lower.
