Atika Compound New Capital City is by New Plan on about 35 feddans in R7, right on the Central axis according to the developer. It offers flats, a duplex, clinics and shops, all at 10% down. The odd thing: a clinic costs 70,000 pounds a metre, exactly the flats' metre, while clinics around it sell for double that or more.

• Two-bedrooms of 141 to 151 m²: 10,570,000 up to 12,204,000, due June 2028.
• Three-bedrooms sized 153 through 166 m², opening at 10,710,000 and topping out at 13,370,000, due September 2028.
• A single three-bedroom duplex on 191 m² at 13,370,000, due with the three-bedrooms.

All flats come finished, over 6 years. The gap between the cheapest three-bedroom (153 m²) and the cheapest two-bedroom (141 m²) is only 140,000 pounds, so if you are shopping for two bedrooms, look at three first. The 191 m² duplex costs the same as the dearest three-bedroom, so ask that flat's size before choosing between them.

Clinics at 70,000 a metre

Clinic sizes run 63 through 87 m² and prices 4,410,000 through 6,090,000, finished, over 7 years and due March 2029. For comparison, a clinic at Ivory Plaza runs about 150,000 a metre and at Taj Tower 2 about 198,700. So Atika's clinic costs under half its neighbours' metre. The reason may be that it sits inside a residential compound serving its residents rather than in an office tower on a main road, so ask where it is on the master plan and whether patients from outside can reach it directly.

The smallest shop is 73 m² and the largest 457, priced 11,454,000 to 74,086,000, the first metre about 156,900, over 7 years. Against nearby shops: cheaper than OIA (about 202,500) and Serrano (170,000), slightly dearer than Vinci (146,500).

The cheapest two-bedroom costs about 132,100 a month after a 1,057,000 deposit, as the term is only 6 years. The clinic weighs less: 441,000 at booking, then roughly 47,300 monthly across 7 years.

What you will have paid at handover

The two-bedroom is due June 2028, about 20 months into the 72. Roughly 35% of the price will be paid by the time you collect the keys, with the rest over four years and a bit while you live there. That makes the heavy instalment easier if you let the flat or sell your old one after moving in.

Owners' offers: figures that need questions

October 2026 had 7 offers whose figures don't sit with the developer's. Three-bedrooms of 140 to 151 m² at 4 to 5 million are under half the developer price, most likely only the amount paid. A 171 m² duplex at 21 million is dearer than the developer's larger one. And a 48 m² shop is listed at 2.7 million. Buying from an owner here, ask for the contract and account statement first, and don't compare on the advertised figure.

The R7 neighbours

Tonino Lamborghini Residences, by the same developer 200 m away, prices flats at about 76,800 a metre. Cheaper than both: Scene 7 at about 48,300, Midtown Sky at about 53,800 and Vinci at about 57,000.

Atika master plan

Per the developer: greenery takes some 82% of the land, there are about 1,133 units, and the style is classical Greek. Services: lakes and pools, a mall, a social and sports club, squash courts, a gym, a spa with sauna and steam, and a kids' area. Al Masa Hotel is 10 minutes away, the Cathedral 3 km and the Capital's airport 25 minutes.
