Diplo East New Capital City: a four-bedroom duplex 60 m² larger than the townhouse, and cheaper

Diplo East New Capital City is a project by MBG Developments in R8, published as overlooking the Diplomatic District and the Green River, on about 65 feddans. The list holds flats, duplexes, townhouses and villas on two plans: flats and duplexes at 5% down over ten years, houses at 10% over eight. Most units are announced for October 2030, the four-bedroom villa a year earlier. Flats and duplexes are delivered semi-finished; the houses' finishing is not published, a question to settle before any comparison, since fit-out cost changes the final sum considerably.

Diplo East prices 2026

• Two-bedrooms: 6,710,000 for the 110 m² size, 8,156,700 for 135 m².
• Three-bedrooms: the 150 m² unit at 8,700,000, the 175 m² at 11,570,000.
• Four-bedroom duplexes, 235 m² (16,035,500) through 265 m² (19,740,000).
• Four-bedroom townhouses, 175 m² (16,675,000) through 250 m² (22,080,000).
• A 300 m² four-bedroom villa: 37,900,000.
• A 398 m² three-bedroom villa: 46,000,000.

Duplex against townhouse

This is the key comparison at Diplo East. Compare 16.04 million for the 235 m² entry duplex with 16.68 million for the 175 m² entry townhouse. The duplex therefore gains 60 metres and saves about 640,000, with half the townhouse's deposit rate and a monthly near 126,900 instead of 156,300. The townhouse comes with its own land and entrance; the duplex sits in a block. Before choosing, find out which level the duplex occupies, a garden at street level or a roof at the top, and whether that outdoor area is included in the measured size and price.

From flat to duplex

The large two-bedroom (135 m²) and small three-bedroom (150 m²) are just 543,000 apart for 15 m² and a room, and the small three-bedroom's metre, around 58,000, undercuts the two-bedroom's near 61,000. The jump from the largest three-bedroom (175 m²) to the smallest duplex (235 m²), though, costs about 4.47 million, roughly 74,500 a metre, the price of two levels and a fourth room. If your budget fits a flat, the small three-bedroom is the clearest point on the list.

The two villas

Against the four-bedroom villa, the three-bedroom one adds 98 m² at a lower metre (about 115,600 against 126,300), and 8.1 million dearer. The four-bedroom villa's keys come thirteen months before the rest. Ask about plot and garden size and the number of floors in each, since a three-bedroom villa on 398 m² is unusual.

Diplo East payment plans

• The smallest two-bedroom is secured with 335,500, then roughly 53,100 a month for ten years.
• The smallest three-bedroom takes 435,000 upfront and close to 68,900 monthly.
• The smallest duplex needs 801,775 first and about 126,900 each month.
• The smallest townhouse asks 1,667,500 down and some 156,300 monthly over eight years.
• The four-bedroom villa starts with 3,790,000, then around 355,300 a month.

At handover

Keys are roughly 48 months away. Flat buyers will have covered about 43%: some 2.89 million on the small two-bedroom, 3.74 on the small three-bedroom and 6.9 on the small duplex. Townhouse buyers will be halfway through their term with 55% paid, about 9.17 million. Flats are semi-finished, so the fit-out will be paid in cash on top before moving in.

Diplo East, or La Verde New Capital?

La Verde New Capital, a neighbour in R8, asks a fifth upfront on flats over ten years. A 135 m² two-bedroom there comes to roughly 8.78 million, 618,000 over the same size here, and three bedrooms start with 155 m² for close to 9.77 million. The surprise: La Verde's four-bedroom flat of 245 m² costs 12.74 million with keys in April 2027, 10 m² more than Diplo East's duplex and 3.3 million less. La Verde's own duplex, 330 m² around 19.9 million, adds 95 m² over Diplo East's smallest for 3.86 million more.

Diplo East, or Bleu Vert and The Islands?

• SED's Bleu Vert, 1.6 km away, is cheaper on flats: three bedrooms on 159 m² go for 7.56 million there, saving 1.14 million while adding 9 m², but over five years on 10% down, with keys in September 2027. Bleu Vert's townhouse measures 247 m² and costs 25.06 million.
• The Islands in R8 lists 244 m² townhouses for 15.38 million, beating Diplo East's smallest by 69 m² while costing 1.3 million less.
• La Verde Casette's 284 m² four-bedroom townhouse costs 26.69 million, 4.6 million above the largest here for 34 more metres.

Diplo East's flats sit mid-R8, its duplex is a clearer buy than its townhouse, and its townhouse costs more per metre than The Islands'. Ask about the difference with neighbours: finishing, distance from the Diplomatic District and which services run at handover.

Three-bedroom monthly payments around Diplo East

The 150 m² three-bedroom here runs about 68,900 a month, on just 5% down over ten years. La Verde's 155 m², after a 20% deposit, comes near 65,100, slightly lower but only after some 1.95 million upfront. Bleu Vert's 159 m² over five years reaches around 113,400. With a small deposit and a middle income, Diplo East's plan is the easiest; with a large cash sum upfront, La Verde trims the monthly a little and some of its units arrive sooner.

Diplo East villas against Midtown Solo

The nearest priced villas are at Midtown Solo, which begin with 400 m² at about 59.38 million (some 148,400 per metre). Diplo East's 398 m² three-bedroom villa, almost the same size, costs some 13.38 million less, and its 300 m² four-bedroom villa is 37.9 million with keys in September 2029. Ask about plot area, finishing and distance from the Green River.

Who the duplex suits

The four-bedroom duplex suits a large family wanting a house's space on close to a flat's monthly: from 235 m², about 29,400 a month less than the townhouse and over 860,000 less upfront. What it gives up is land of its own. If a private garden is not a priority, the duplex is the sum; if it is, compare Diplo East's townhouse with The Islands' larger, cheaper one.

As published, Diplo East overlooks the Diplomatic District and the Green River, about 7 km from the Cathedral of the Nativity and 35 km from the Capital's airport, near the Regional Ring Road and the Sokhna road.
