About The Islands Compound New Capital City

The Islands Compound New Capital City: a 99 m² two-bedroom under a neighbour's one-bedroom, and a townhouse 6 million over the duplex

The Islands Compound New Capital City is an EGYGAB project in R8; as published for the project, it is planned as four islands on about 36 feddans, each a garden of water and greenery. The developer sells one- to three-bedroom flats, duplexes and townhouses, all booked with 5% and paid over ten years, with keys announced for January 2030. Extra space is clearly cheap here, so the right sum starts from the size you need not from whatever is cheapest.

The Islands prices 2026

  • One-bedroom, 68 m²: priced from 3,545,000 to 4,351,000, an entry metre of roughly 52,100.
  • Two-bedrooms: 99 m² at 4,162,000 or 125 m² at 5,501,000.
  • Three-bedrooms: 147 m² opening at 5,656,000 and 177 m² topping out at 7,609,000, from about 38,500 a metre.
  • Three-bedroom duplex in two sizes: 236 m² (9,302,000) and 243 m² (11,170,000).
  • Three-bedroom townhouse, also two sizes: 244 m² (15,378,000) and 248 m² (16,293,000).

Every step up is cheaper than the last

  • One-bedroom to the 99 m² two-bedroom: an extra 617,000 or so brings 31 m² and a whole room, about 19,900 per added metre.
  • 99 m² two-bedroom to the first three-bedroom: 1.49 million or thereabouts buys 48 m², about 31,100 a metre.
  • Largest three-bedroom (177 m²) to the cheapest duplex: 59 more metres costing about 1.69 million, near 28,700 apiece.

The one-bedroom carries the project's highest rate per metre; every step up buys space below the rate of the flat you are leaving.

Largest two-bedroom or first three-bedroom?

The 125 m² two-bedroom costs 5,501,000 and the 147 m² three-bedroom 5,656,000: 22 metres and a third room for only 155,000, with the monthly rising by about 1,200. That is the clearest call on the list. If your budget reaches the largest two-bedroom, take the three-bedroom. Even the dearest resale two-bedroom (5.94 million) sits above the developer's first three-bedroom.

Same size, different prices

All one-bedrooms measure 68 m², yet about 806,000 separates the cheapest from the dearest. Among duplexes, 7 m² between the two sizes carry a gap near 1.87 million. Position is what is priced. Ask which island the flat is on, whether it faces water or another block, and the floor.

Duplex or townhouse?

Both have three bedrooms on similar areas, but the cheapest townhouse costs some 6.08 million more than the cheapest duplex for only 8 more metres. That is the price of ground, garden and a private entrance. If a garden is not a priority, the duplex gives the same rooms at near 39,400 a metre instead of about 63,000.

The Islands payment plan over ten years

  • One-bedroom: 177,250 to secure it; about 28,100 a month afterwards.
  • 99 m² two-bedroom: booked with 208,100, instalments around 32,900.
  • First three-bedroom: 282,800 upfront and roughly 44,800 monthly.
  • Cheapest duplex: a first payment of 465,100, then about 73,600 a month.
  • Cheapest townhouse: 768,900 down and near 121,700 monthly.

At handover

January 2030 arrives after 39 of 120 instalments, so roughly 36% is settled: 1.49 million or so on the small two-bedroom, 2.03 on the first three-bedroom, 3.34 on the duplex and 5.52 on the townhouse. Nearly seven years (81 months) then remain, paid from the flat you occupy or let. If you plan to let to staff relocating to the Capital, check R8 rents against that instalment first.

The Islands, or De Joya 2 and The Curve?

  • De Joya 2, half a kilometre away, shares the 5%-and-ten-years plan yet hands over in October 2027, more than two years ahead. Its one-bedroom shares the 68 m² size at around 3.19 million, some 354,000 below The Islands. On three-bedrooms the picture flips: De Joya 2 opens at 139 m² close to 5.94 million, and The Islands adds 8 metres while saving about 289,000.
  • The Curve, 400 metres off, asks a fifth upfront and five years for the rest, with keys in October 2027. A one-bedroom there spans 87 m² and costs around 4.26 million, so The Islands' 99 m² two-bedroom comes in about 101,000 cheaper and 12 m² larger, at near 32,900 a month against some 56,800 there.

The Islands, or Canyon8, Ri8 and Chapters Residence?

  • Canyon8, 300 metres away: its 149 m² three-bedroom, priced near 6.53 million, sits 871,000 over The Islands' first for two more metres, due October 2030. Its 294 m² townhouse, near 18.73 million, carries almost the same metre as The Islands' townhouse, while a four-bedroom duplex there, 240 m² at roughly 10.13 million, adds a room and 4 m² for about 823,000 over the cheapest duplex here.
  • Ri8, 600 metres off: the entry three-bedroom offers 166 m² for some 5.29 million, 19 metres more and 369,000 less than The Islands, over eight years.
  • Chapters Residence, 900 metres away, is the cheapest here: three bedrooms on 149 m² go for close to 4.59 million, which undercuts The Islands by roughly 1.07 million.

The Islands' three-bedrooms thus sit mid-market in R8: above Chapters Residence and Ri8, below Canyon8, and close to De Joya 2, which delivers sooner. Ask about finishing, which is not published here, and the unit's position against the lakes.

The Islands townhouse against La Verde Casette

La Verde Casette, 700 metres off, lists a 284 m² four-bedroom townhouse at about 26.69 million. The Islands' 244 m² townhouse comes in about 11.3 million lower, for 40 fewer metres and one less room. For a house with a garden in R8 under 17 million, The Islands and Canyon8 are the two within reach, differing in size and date.

Apartments for sale in The Islands from owners

Owners put up thirteen units late in October 2026. Four were two-bedrooms, all 125 m², wanting between 4.7 and 5.94 million; nine were three-bedrooms between 147 and 177 m², wanting from 5.55 up to 8.57 million. The lowest two-bedroom ask undercuts the developer's same size by about 797,000, while the dearest exceeds it by some 438,000. The top resale three-bedroom sits near 961,000 above the developer's dearest. Resale here hovers around the developer's price, so ask whether a figure is the full price or what the seller paid, with the instalments passing to you.

The Islands location

The Islands, as announced, lies minutes from the Green River, beside the Diplomatic Quarter and the Parliament, close to a monorail station, Downtown and the Government District, with the Sokhna Road and Ring Road nearby. Greenery and lakes take close to 70% of the land and buildings about 20%, and the facilities named include a clubhouse, a gym, a mosque, a children's area, and a health club offering a spa, sauna and jacuzzi. Founded in 1977 as a contractor, EGYGAB also builds Masaya on the coast and The Median Residences in New Cairo.
