Esse Residence Sarai New Cairo is a phase by Madinet Masr inside Sarai Compound on the Suez Road, with one- to four-bedroom apartments, duplexes and villas. In October 2026 prices start at EGP 7,532,757 for a 112 m² two-bedroom, with 5% down over 12 years and handover in June 2028.

How much is Esse Residence Sarai?

Esse Residence prices in October 2026 run from EGP 7,532,757 for a 112 m² two-bedroom, 9,648,526 for a 132 m² three-bedroom, 19,246,706 for a 205 m² four-bedroom and 25,071,664 for a 175 m² three-bedroom villa, all over 12 years. This is what Masharf (Keller Williams Masharf) holds:

Esse runs two plans: two- and three-bedrooms on 5% down with handover in June 2028, and one-bedrooms, four-bedrooms, duplexes and villas on 1.5% down with handover in February 2029. So the large units need less cash up front than the mid-sized apartments: a 25 million villa on 376,075 down, about the same as the two-bedroom.

Esse two- and three-bedrooms: what is paid by June 2028?

By the June 2028 handover you will have paid about 18%: about EGP 1,370,500 on the two-bedroom and 1,755,500 on the three-bedroom, at October 2026 prices.

With the instalment at a third of income, the two-bedroom needs a household income of about EGP 149,100 a month and the three-bedroom about 191,000. Rent that covers the instalment would be about 444 per m² a month on the 112 m² two-bedroom and 482 on the 132 m² three-bedroom.

Esse two-bedroom or Royal, ELM Tree and Club Views?

The Esse two-bedroom (112 m² at EGP 7,532,757) is the lowest-priced two-bedroom in Sarai in October 2026 and the earliest to hand over:

It is 9 m² larger than Royal's for about 63,000 less and hands over more than two years earlier, and 11 m² larger than ELM Tree's for about 716,000 less. For three-bedrooms, Sheya Residence, handing over in the same month, is lower: 131 m² at 8,843,382, about 805,000 less and about 5,310 a month lower.

An Esse villa or a Rai Views or ELM Tree villa?

The Esse 175 m² three-bedroom villa at EGP 25,071,664 over 12 years on 1.5% down runs about 171,500 a month, about 39,640 below the Rai Views four-bedroom villa on 8 years (about 211,140), at October 2026 prices.

The choice is between cash up front and bedrooms. The Esse villa needs only 376,075 down against 2,252,180 at Rai Views, about 1.88 million less at the start, but Rai Views has four bedrooms and costs about 2.55 million less. ELM Tree is about 703,000 below Esse on the same plan, but hands over in December 2030, about two years later.

Paid over the 12 years

On the two-bedroom (5% down) the amount paid by the end of years one, three, six, nine and twelve is about EGP 973,000, 2,165,700, 3,954,700, 5,743,700 and 7,532,757; on the villa (1.5% down) about 2,434,000, 6,550,000, 12,723,900, 18,897,800 and 25,071,664. Despite the villa's small down payment, about 6.55 million is paid after only three years, because the instalment is high from the first month, so make sure it fits your income from today, not only after handover.

Are the Esse four-bedrooms and duplexes worth it?

The Esse 205 m² four-bedroom apartment at EGP 19,246,706 and the 212 m² four-bedroom duplex at 19,644,399 work out at about 93,900 and 92,700 per m², on 1.5% down over 12 years with handover in February 2029, in October 2026.

That metre is well above Esse's own three-bedroom (about 73,100). For four bedrooms in Sarai, a 208 m² Club Views four-bedroom costs 15,816,630, about 3,430,000 less and 3 m² larger, handing over in August 2029; Sheya's four-bedroom duplex from 206 m² is 16,676,803, about 2,968,000 below Esse's duplex and due in June 2028. Esse's four-bedrooms are not Sarai's strongest value; their main advantage is the small 288,701 down payment.

Esse Residence pros and cons

Esse Residence's main advantage is the lowest-priced two-bedroom in Sarai with a June 2028 handover; its main drawback is that its four-bedrooms and duplexes cost more per metre than other Sarai phases, in October 2026.
