Sarai Royal Residence New Cairo is an apartment phase by Madinet Masr inside Sarai Compound New Cairo, with one-bedroom apartments from 50 m² at EGP 3,672,058 with only EGP 55,081 down (1.5%) over 12 years, handing over in August 2030, at October 2026 prices.

Some people have only 50,000 or 60,000 pounds and assume an apartment in New Cairo is a distant dream. Sarai Royal Residence says otherwise: a down payment under EGP 56,000 gets you a one-bedroom in Sarai Compound, with an instalment of about EGP 25,000 a month. How much is Sarai Royal Residence?

Sarai Royal Residence prices in October 2026 start at EGP 3,672,058 for a 50 m² one-bedroom and run to EGP 9,208,951 for three bedrooms. All units have 1.5% down over 12 years and hand over in August 2030. This is the unit table Masharf (Keller Williams Masharf) holds:

One-bedroom or studio?

The Sarai Royal Residence one-bedroom from 50 m² costs EGP 3,672,058, about EGP 103,000 less than the 38 m² studio at EGP 3,775,516 and 12 m² larger, with both handing over in August 2030, at October 2026 prices. That puts the studio at about EGP 99,400 per m² against about EGP 73,400 for the one-bedroom. If both are on offer, the one-bedroom is the better deal, and it has a bedroom with a door.

A 25,000 instalment and 55,000 down: the exact figures

The one-bedroom needs EGP 55,081 down, leaving EGP 3,616,977; split evenly over 144 months, the instalment is about EGP 25,120 a month, comfortable on a monthly income of about EGP 75,400, at October 2026 prices. That is within reach of one well-paid employee or two on average salaries. Ask on WhatsApp whether instalments are monthly or quarterly, and whether there is a handover payment in 2030.

Two and three bedrooms: the same price per metre

The 103 m² two-bedroom costs EGP 7,596,030 and the three-bedroom from 126 m² EGP 9,208,951, at October 2026 prices. All three apartment sizes (one, two and three bedrooms) come to about EGP 73,000 to 74,000 per m², so there is no discount for more space. The two-bedroom instalment is about EGP 51,960 and the three-bedroom about EGP 62,990 a month.

Where is Sarai Royal Residence within Sarai?

Sarai Royal Residence is a phase inside Sarai Compound, a Madinet Masr city of about 5.5 million m² (about 1,310 feddans) on the Cairo–Suez Road next to Madinaty in New Cairo. The phase's boundary is drawn on the map in the location section below, and on the same map Elan Sarai New Cairo is about 800 m away. Sarai Royal Residence, or another Sarai phase?

Sarai Royal Residence has the lowest one-bedroom price among the Sarai phases we hold, and one of the lowest down payments, but hands over in August 2030. Elan's one-bedroom hands over in December 2027, and Esse Residence's in February 2029. The table for one-bedrooms, all over 12 years, at October 2026 prices:

Sarai Royal Residence or ELM Tree?

The ELM Tree one-bedroom is 50 m² at EGP 4,073,758, about EGP 402,000 more than Sarai Royal Residence for almost the same size, and hands over in December 2030, four months later, at October 2026 prices. So Sarai Royal Residence is both lower in price and sooner than ELM Tree.

Sarai Royal Residence or Elan?

The Elan one-bedroom is 81 m² at EGP 5,380,970, 30 m² larger and about EGP 1,709,000 more, with EGP 269,049 down, about EGP 214,000 more, but it hands over in December 2027, two years and eight months before Sarai Royal Residence. If you will keep renting until handover, add up those extra 32 months of rent before choosing.

Two bedrooms at Sarai Royal Residence or Esse Residence?

Esse Residence two-bedrooms from 112 m² cost EGP 7,532,757, about EGP 63,000 less than Sarai Royal Residence's 103 m² two-bedroom at EGP 7,596,030 and 9 m² larger, handing over in June 2028, two years sooner, at October 2026 prices. But its down payment is 5% (EGP 376,638) rather than 1.5%, with an instalment of about EGP 49,700. So if you have the down payment, Esse is better on price, space and handover for two bedrooms.

Three bedrooms in Sarai: Sarai Royal Residence against the other phases

The Sarai Royal Residence three-bedroom from 126 m² at EGP 9,208,951 is close to Sarai's other phases, but down payment and handover differ, at October 2026 prices:

• Sheya Residence: a 131 m² three-bedroom at EGP 8,843,382, with 5% down and handover in June 2028, about EGP 58,340 a month.
• ELM Tree: three-bedrooms from 125 m² at EGP 9,144,207, with 1.5% down and handover in December 2030, about EGP 62,550 a month.
• Esse Residence: three-bedrooms from 132 m² at EGP 9,648,526, with 5% down and handover in June 2028, about EGP 63,650 a month.

Sheya Residence is lower in price and instalment than Sarai Royal Residence, 5 m² larger, and hands over two years earlier, but needs EGP 442,169 down against EGP 138,134. So if the down payment is no obstacle, Sheya is the better three-bedroom deal.

A studio to let?

If you are thinking of buying the 38 m² Sarai Royal Residence studio to let after handover, its instalment is about EGP 25,830 a month, so you need rent of about EGP 680 per m² to cover it, at October 2026 prices. Bear in mind you pay instalments from now until August 2030 with no rent coming in.

What to ask on WhatsApp before booking

1. Whether the 50 m² one-bedroom is still available at this price.
2. Finishing: semi-finished or fully finished, since we don't hold that.
3. Whether instalments are monthly or quarterly, and whether there is a handover payment.
4. The floor and orientation.
