Elan or Sarai Royal Residence?

The Sarai Royal Residence one-bedroom from 50 m² is EGP 3,672,058, about EGP 1,709,000 less than Elan, with an instalment of about EGP 25,120, about EGP 10,380 a month lower, at October 2026 prices. But it is 30 m² smaller and hands over in August 2030, two years and eight months after Elan. If you will keep renting until handover, add up that rent before comparing instalment with instalment.

Elan or Esse Residence?

The instalment is about EGP 32,700 a month, about EGP 2,800 below Elan, and the price about EGP 672,000 lower. Ask on WhatsApp for the actual down payment before relying on that figure, and which size the price applies to.

Small down payment, or early handover?

If you have little cash, Sarai Royal Residence and ELM Tree need only about EGP 55,000 to 61,000 down, but you wait until 2030. If you want the keys sooner, Elan needs EGP 269,049 down and hands over in December 2027. The down payment gap is about EGP 214,000, set against about three years of rent.
