About Begonia Residence New Cairo
Begonia Residence New Cairo: a three-bedroom costs less a metre than a one-bedroom
Begonia Residence New Cairo is by Menassat Developments, on about 23 feddans in South Investors, Fifth Settlement. It comes in two parts: homes, with flats and a studio, and a commercial strip called Begonia Walk with offices, clinics and shops. This page covers the homes; the commercial strip has its own page.
Apartments for sale in Begonia Residence
- Studio, 42 m²: EGP 3,200,000, needing 320,000 up front and roughly 30,000 monthly.
- The one-bedroom (58 or up to 74 m²) opens at 4,600,000, near 79,310 a metre.
- Two-bedrooms, 88 m² at the smallest and 121 at the largest, start at 6,800,000.
- The three-bedroom (148 or 151 m²) asks 9,800,000 and up, the cheapest metre at about 66,216.
Flats ask 10% down over 10 years, the studio over 8, all due October 2029. Note how the metre falls with size: from about 79,000 for a one-bedroom to about 66,000 for a three-bedroom. The cheapest three-bedroom costs some 73,500 monthly once its deposit is paid. The one-bedroom is fully finished; for the studio, two- and three-bedrooms the developer's data gives no finishing, so ask before comparing with neighbours that sell finished.
The jumps between sizes
Going from the studio to the cheapest one-bedroom adds 16 m² and about 1.4 million, close to 87,500 per extra metre. Cheapest one-bedroom to cheapest two-bedroom: 30 m² for 2.2 million, around 73,000 a metre. But from the dearest two-bedroom, 8.7 million, to the cheapest three-bedroom the step is just 1.1 million, for an extra room and 148 m² instead of 121 at most. If your budget is near the top two-bedroom, the three-bedroom is the better buy.
Three square metres, 1.8 million apart
Three-bedrooms run from 148 to 151 m², yet the dearest costs 1.8 million more than the cheapest, so the gap is not about size. Ask why before choosing: the floor, the view, or where the block sits within the 23 feddans. The one-bedroom is the opposite: 800,000 between cheapest and dearest across 16 m², so if the dearest is the largest, each extra metre costs about 50,000, well under the one-bedroom's own metre, making the larger one the better buy.
Begonia Residence New Cairo payment plans: three years to the keys, seven after
Handover is about three years away. On a 10-year plan you move in having paid roughly 37% of the price, with 7 years left while you live there: near 3.63 million on the cheapest three-bedroom and about 2.5 million on the cheapest two-bedroom. The studio's term is shorter, 8 years, so about 44% of it is paid by then, with 5 years to go.
Beside the neighbours, size by size
Studio and one-bedroom
The studio here is 42 m² for 3.2 million. White Residence, 1.6 km away, sells a 45 m² studio for 3.38 million on only 5% down (about 169,000), handed over three months after Begonia. Garnet, 3.7 km away, offers a much bigger one, 62 m² for 3.94 million, at only about 63,600 a metre. Begonia's studio is the cheaper ticket, not the cheaper metre. Monthly, the studio here runs 30,000, against about 33,500 at White Residence and 32,900 at Garnet: a bigger deposit at Begonia, a lighter month.
The one-bedroom is the weak spot. The smallest is 58 m² for 4.6 million, while White Residence sells 60 m² for 4.49 million and Garnet 68 m² for 4.51 million, due January 2028, a year and nine months before Begonia. Both are larger and cheaper, and Garnet hands over sooner too. If the instalment matters more than the price, though, the picture shifts: Begonia spreads payments over 10 years, so its cheapest one-bedroom runs about 34,500 a month, against about 44,500 at White Residence over 8 years and 37,600 at Garnet over 9.
Two and three bedrooms
Two-bedrooms here start at 88 m². Garnet's two-bedroom covers 111 m² for 6.69 million, 23 m² larger and a little cheaper, and White Residence's covers 113 m² for 7.58 million. J East's 115 m² two-bedroom is 8.48 million, due October 2030. By the month, Begonia's two-bedroom costs about 51,000, lighter than Garnet (about 55,800), J East (about 63,600) and White Residence (about 75,000), being the smallest and among the longest plans.
On three-bedrooms the picture favours Begonia. Its 148 m² sits against J East's 155 m² at 10.25 million, at almost the same metre, about 66,100, but Begonia hands over a year sooner and costs about 3,400 less a month. White Residence asks 12.48 million for a 156 m² three-bedroom, some 2.7 million more for 8 extra metres. Riverton asks 9.7 million for 122 m², roughly the same money for 26 m² less. Cheaper than Begonia on this list is only Garnet: 142 m² for 8.4 million, handed over early, at about 70,000 a month over 9 years, lighter than Begonia too.
From owners
Resale isn't cheaper here
Owners listed only 4 units in October 2026, close to the developer's prices: the 148 m² three-bedroom asks 9.8 million, exactly the developer's figure, and two-bedrooms of 120 to 122 m² ask 8.3 million. There is also a large studio, 75 m² for 5.45 million, about the price of the developer's dearest one-bedroom. So for a flat, the developer's long plan is usually easier than buying from an owner.
That resale studio works out at about 72,600 a metre, a little under the developer's studio (about 76,200), but its size is closer to a one-bedroom. If you want more than 42 m² on a budget near a one-bedroom's, it is the listing that gets you there; ask the owner how they want to be paid, since the developer's long plan won't come with it.
The project is still being built, so ask each owner what they have paid and what remains. The developer's dearest two-bedroom asks only 870,000 down, so the 400,000 an owner's listing saves can turn into far more cash up front if the owner wants paying in one go.
Begonia Walk next door
Offices, clinics and shops are in Begonia Walk, where offices start at 33 m² for about 3.69 million, clinics at 29 m² for much the same, and shops at 22 m² for 6.3 million, all due September 2029, a month before the homes. Details are on its own page. What matters to residents is that these services sit inside the same project, so small errands need no car.
What the 23 feddans hold
The 23 feddans, as the project data lists them, hold greenery and water features, a retail area, restaurants and cafés, pools, jogging, walking and cycling tracks away from cars, garages, and security with cameras and alarms.
South Investors
Per the project data, South 90th Street and the Middle Ring Road are close, as are the axes named after Mohamed Naguib and Gamal Abdel Nasser and the road to Sokhna, with the German and American universities and El Rehab close by. At the dear end of the area, W Signature, 1.9 km away, sells three-bedrooms at about 111,700 a metre, against about 66,000 here.
Menassat
Per the project data, the company is headed by Ahmed Amin Masoud. Its other New Cairo projects are Axle and Valory Mall. Axle is commercial, with clinics, offices and shops, due October 2028, a year before Begonia, which gives you a chance to see Menassat's finished work before your own handover.
