Mivida Compound New Cairo is by Emaar Misr, the Egyptian arm of the Emirati Emaar Properties, on about 890 feddans in the Golden Square of the Fifth Settlement, on South 90th Street. "Mivida Mall": the Boulevard

What people search for as "Mivida mall" is usually the Boulevard, the shopping street inside Mivida. Per the project data, its design draws on Barcelona's Las Ramblas, with the Boulevard Residences flats alongside it. Elsewhere sits the business park, about 100,000 m² of offices, clinics, meeting rooms and restaurants.

Apartments in Mivida New Cairo

Per the project data, Mivida's flats are in the Boulevard Residences, Avenue Residences and Blue Views Residences neighbourhoods, and the recorded units run from a 105 m² one-bedroom to a 178 m² three-bedroom. Emaar is not releasing them now, so ask what is available on WhatsApp 01270970000.

Mivida New Cairo master plan: named neighbourhoods

Mivida is not a single compound but a set of neighbourhoods, each with its own unit type. Per the project data:

• Greens II: standalone villas.
• Gardens: twin houses.
• Boulevard Residences, Avenue Residences and Blue Views Residences: flats.
• The Duos and The Place: further neighbourhoods inside the project.

About 80% of the land is greenery, water and services, with a central park of about 30 feddans in the middle. The style is Spanish Mediterranean: pale houses and tiled roofs. The listed services include international schools, a medical centre, a clubhouse, pools, tennis, football and squash courts, jogging tracks and solar power for part of the electricity. When you see a listing, ask the neighbourhood first: a park-facing flat in Blue Views is not the same as one on an internal street, which likely explains three-bedrooms ranging from 18.5 to 35 million.

Mivida Gardens is another project

Mivida Gardens is a new project by the same developer in Mostakbal City, not inside Mivida. "Gardens" on its own is the twin-house neighbourhood within Mivida, so if someone says "Gardens", ask which one.

Distances

Per the project data, the American University is 5 minutes from Mivida, the airport 25, the Capital half an hour, and Suez Road, the Ring Road and the Sokhna road a quarter of an hour.

Offices and clinics

The recorded offices in Mivida Business Park run from 70 to 528 m², with a 93 m² clinic, and Emaar is not releasing them now; ask what is available on WhatsApp 01270970000. For comparison, offices at FCC, 1.5 km away, start near 152,800 a metre and are due June 2029.

Emaar Misr

The parent company built Burj Khalifa and Dubai Mall. In Egypt it has Marassi and Soul on the coast, Uptown Cairo, Cairo Gate, Belle Vie and Marassi Red Sea. Mivida is the clearest example of its work, since it is lived in and nobody needs to trust a brochure.
