Why does an FCC shop cost 2.6 times an office per metre?

Rock Gold is about 1.4 km in a straight line from FCC and ready, but its metre is about 50,400 higher and its down payment 20%. Cinco, about 2.6 km away, is finished and hands over in July 2028 over 8 years. FCC offers the lowest metre, with a later handover and a shorter term in return.

And the shops?

A 176 m² Golden Gate shop at 64,000,000 runs about 363,640 per m², below an FCC shop metre, and is ready, though on 30% down over 3 years. FCC's shops are not the lowest metre in the area, which is another reason to ask where a shop sits inside the mall before booking.

Al Borouj Misr is FCC's developer and also has The Red Residence in the same Golden Square and 6ixty Three in the New Capital's financial district. Ask about construction progress at The Red Residence, since it is next to FCC in the same area.

The mall has electronic access, underground car parks, lifts and escalators, central air conditioning, fast internet and security. In office malls these services carry monthly maintenance charges, so ask for the amount in writing.

FCC New Cairo pros and cons

FCC's main advantage is an office metre of about 152,820, below its New Cairo neighbours; its main drawback is half the price paid before the June 2029 handover because the term is 6 years, in October 2026.
