Jade Park Project New Capital City: a cheap metre on paper, and area is the first question

Jade Park Project New Capital City is by City Edge Developments in R3, inside Al Maqsad. Units come finished, and the plan is very short: 5% down and only three years for the rest. The units are ready. On paper the metre runs from about 33,000 to 43,000, very low for the Capital. Before getting excited, though, look at the areas, because they explain that figure.

Jade Park prices 2026

• Two-bedroom, 183 m²: 7,860,000, near 43,000 a metre, ready.
• Four bedrooms: the 245 m² opens the range at 9,577,000, the biggest (335 m²) tops it at 12,786,000.
• Three bedrooms, oddly larger than the four-bedrooms: entry is 278 m² asking 10,140,000, the largest is 367 m² asking 13,912,000.
• Duplexes: a four-bedroom covering 588 m² is 19,556,000; six-bedroom ones covering 675 to 695 m² run 22,550,000 to 23,702,000; a five-bedroom of about 990 m² is 33,433,000.

Strangely large areas

A two-bedroom of 183 m², three-bedrooms bigger than four-bedrooms, and a duplex close to a thousand metres: these are not normal flat sizes. The stated area may include things like a garden, roof or share of common areas. So ask on WhatsApp for each unit's net area, because that cheap metre can come out much higher when worked on the space you actually live in.

Four bedrooms for less than three

Around 9.58 million buys the smallest four-bedroom (245 m²), some 563,000 below the smallest three-bedroom (278 m²) on 33 m² less. Stranger still, the 183 m² two-bedroom is only about 1.72 million below the four-bedroom: two extra rooms and 62 m² at near 27,700 a metre. For a large family the four-bedroom is the clearest sum on the list. Among duplexes, the six-bedroom adds 87 m² over the four for some 2.99 million.

Jade Park payment plan: three years only

• The two-bedroom needs 393,000 at signing; each of the 36 months after costs about 207,400.
• The smallest four-bedroom asks 478,850 upfront and roughly 252,700 monthly.
• For the entry three-bedroom it is 507,000 to book, with payments near 267,600.
• The four-bedroom duplex takes 977,800 first, then some 516,100 every month.

Because the units are ready, you take the keys on the down payment, with everything else paid over three years while living there. This suits a buyer with high monthly income, not one looking for a long plan. Inspect the unit itself before signing.

Jade Park, or New Garden City and Park Central?

• New Garden City, the same developer's project in R5 4.7 km away, runs the same plan (5% over three years) and is due April 2027. Its metre is close to Jade Park's, but its stated sizes look more like ordinary flats.
• Park Central (Mostakbal City, 3.7 km) has a much higher metre, about 112,700, so a two-bedroom of 102 m² there costs close to 11.5 million. Ten years, though, bring the instalment down to about 91,000, under half Jade Park's two-bedroom. It is due October 2030.
• Capital Heights 2 (6 km) has a far longer plan, ten years; a three-bedroom there opens with 138 m² for around 8.21 million (some 59,500 per metre), with keys in December 2028.

Jade Park or New Garden City by the same developer?

Both are City Edge projects on the same three years; the difference lies in area and timing. New Garden City's entry two-bedroom, 117 m², is 6.62 million, about 1.24 million below Jade Park's with 66 m² less stated area. In four-bedrooms, Jade Park's 335 m² at 12.79 million compares with 299 m² at 13.17 million there, so Jade Park is about 382,000 cheaper and larger. On three-bedrooms the monthly payment is near 267,600 for Jade Park's 278 m² against about 218,700 for New Garden City's 200 m². Jade Park is ready; New Garden City hands over in April 2027. For four bedrooms Jade Park is clearer; for the cheapest two-bedroom, New Garden City.

The duplex against Mostakbal City duplexes

Jade Park's smallest duplex has four bedrooms on 588 m² at 19.56 million, about 33,300 a metre on paper. Duplexes nearby state less than half that area: Park Central's is 253 m² (near 14.9 million), Capital Heights 2's is 259 m² (around 14.96 million), and Rosevil in R7 offers 207 m² for about 13.46 million. Jade Park's duplex costs some 4.6 to 6.1 million more with over twice the stated area; if that area is not net, the real gap in space is far smaller than it looks.

The big metre gap between Jade Park (33,000 to 43,000) and Park Central (over 100,000) returns to the same question: how is the area measured? Ask for the net area before comparing metre with metre.

How to work out the right metre at Jade Park

• Ask on WhatsApp for each unit's net area, its gross area, and where the difference goes.
• Divide the price by the net area: if the two-bedroom's net area is 140 m², the metre is about 56,100, not 43,000.
• Compare that figure with New Garden City and Capital Heights 2, not the paper metre.
• Work out the instalment: three years means the smallest monthly payment here is above 200,000.

As published for the project, it covers 110 feddans in R3, near the Canadian University, the Sports City and the Capital's airport. City Edge also builds V40 in New Cairo and Etapa in El Sheikh Zayed.
