Linwood New Cairo: villas and townhouses on 27 feddans

Linwood New Cairo is an all-houses community by Emaar Rezk Group in New Cairo, published as on Youssef El Sebai Road and covering about 27 feddans. It holds standalone villas and townhouses only, with no apartment blocks. The name is also written "Lin Wood" or "Linwood Fifth Settlement"; it is the same project.

20% buildings, 80% green

As published, roughly a fifth of the site is built on; green space and man-made lakes take up everything else. On 27 feddans, that leaves roughly 5.4 feddans built and the rest open. Ask how far the house you are considering sits from its neighbours, and whether it looks onto greenery, water or an inner street. The design is published as by architect Raef Fahmy, with the master plan built around a linden tree at the centre as the point where community life gathers.

Standalone villas and townhouses are published, but no areas, prices or payment plan are on offer for the project so far, so ask what is available and its prices today, the expected handover date, and the finishing level the houses come with.

Until you have figures, the neighbours give an idea: Creektown, about 800 metres away, sells a 185 m² three-bedroom townhouse at 25,445,544, a 210 m² four-bedroom townhouse at 28,712,871 and a 420 m² three-bedroom villa at 75 million, with handover announced for December 2026. Being near 90th Street, the Nasr axis and the Ring Road makes trips around New Cairo and into Cairo easy, and being near the American University matters for families with children there.
