BRIX Project 6th of October City: red brick and bare concrete on the Alexandria Desert Road

BRIX Project 6th of October City is a residential compound by Inertia Egypt on the Cairo–Alexandria Desert Road side of 6th of October City. It is published at 44,000 m², about 10.5 feddans, with 73% given to open space and landscaping. The published design uses fair-faced concrete, red brick, black metal and wide terraces.

Three plans, from 82 to 313 m²

• A two-bedroom, two-bathroom flat of 82 m².
• A three-bedroom, four-bathroom townhouse of 307 m².
• A three-bedroom, three-bathroom villa of 313 m².

The jump from flat to house is large: from 82 m² to over 300. Inertia has announced no prices or payment plans for BRIX, so ask Inertia for today's availability, each model's price, the plot and garden size of the townhouse and villa, and the handover date.

Townhouse against villa

The two are only 6 m² apart and both have three bedrooms. The townhouse has an extra bathroom; the villa stands alone. Ask the price gap between them and each one's plot size, since that decides the privacy and the garden.

Façades and terraces

The project is published as aimed at young adults and couples, with façades of exposed concrete and red brick and wide terraces. Such façades need care beyond ordinary paint, so ask who maintains them after handover and whether that sits in the service charge. Ask too whether the terrace on the 82 m² flat is counted in its area or added on top, and whether you may glaze it in.

On the map, Hadaba is 1.5 km away, where 304 m² opens at 26,929,000 (near 88,600 per metre), a size close to BRIX's townhouse and villa. Pyramids Heights, at 1.4 km, asks 18,364,000 on 152 m², and Hyatt Centric, at 1.3 km, 15,800,000 on 115 m².
