Dejoya Villas New Zayed: twins from 22.5 million, handover October 2030

Dejoya Villas New Zayed is a houses-only project by Taj Misr Developments in New Zayed: twin houses and villas of four and five bedrooms, sold on a twentieth down and ten years of payments, for handover in October 2030. The bigger question is how a house here stands against the houses around it in New Zayed.

What Taj Misr asks at Dejoya Villas

• Four-bedroom twin houses of 250 through 275 m², 22,500,000 for the first (about 90,000 a metre) and 29,000,000 for the last.
• A four-bedroom villa on 302 m² at 32,000,000.
• Five-bedroom villas of 354 or 406 m², at 42,500,000 and 50,000,000.

On the lowest-priced twin, 5% means 1,125,000 at signing, followed by some 178,100 each month. For the four-bedroom villa it is 1,600,000 at booking and roughly 253,300 monthly, and the five-bedroom villas run about 336,500 to 395,800. No finishing is stated for any house, so ask what each is handed over in.

The best-value house at Dejoya Villas: a large twin or a villa?

Prices inside the project say some unexpected things:

• From 250 to 275 m², the twin rises 6.5 million, about 260,000 per extra metre, nearly three times the twin's own metre. Area is not what is being priced here; so ask about the position and the garden.
• The highest-priced twin (275 m² at 29 million) and the lowest-priced villa (302 m² at 32 million) are only 3 million apart. So a detached house and 27 m² more cost about 111,000 a metre, under half the twin's extra metre.
• Stepping up to the 354 m² five-bedroom villa adds a bedroom and 52 m² but some 10.5 million, roughly 202,000 for each extra metre.
• From 354 to 406 m²: another 52 m² for about 7.5 million, near 144,200 a metre.

In short: if you are eyeing a high-priced twin, ask about the four-bedroom villa first, since the gap is small and the villa stands alone. The clearest deal per metre is the lowest-priced twin, 250 m² at 90,000 a metre.

Handover in October 2030 falls about four years into ten, so some 43% (near 9.68 million on the lowest-priced twin) is in by then and six years of payments follow the move.

Dejoya Villas monthly instalment

The Dejoya Villas instalment starts at about EGP 178,130 a month on the lowest-priced twin, over 10 years after 5% down, at October 2026 prices:

The monthly figure is the balance after the down payment split evenly over 120 months, before any increases. The gap between the lowest-priced twin and the lowest-priced villa is about 75,200 a month, for 52 m² and a standalone house. The 354 m² five-bedroom villa is about 83,130 a month above the 302 m² villa, for 52 m² and a bedroom more.

Dejoya Villas size

Dejoya Villas covers 52 feddans, 85% of it green space, so it is a low-density project of houses with no apartment blocks.

Dejoya Villas amenities

• Swimming pools, and running and cycling tracks beside the homes.
• A commercial mall inside the project, with restaurants and cafés.
• A children's area and green spaces.

With handover in October 2030, ask when these services will open, rather than where they sit on the map.

Dejoya Villas or Dejoya Residence?

Both are by Taj Misr with handover in October 2030. Dejoya Residence has apartments from 131 m² at EGP 11,826,000 over 15 years, and Dejoya Villas has houses from 250 m² at 22,500,000 over 10 years. The choice is between a flat on a longer plan and a house with a garden. Dejoya Plaza Residence sits about 200 m away.

A Dejoya twin, or one at Naia West or Q Hills?

• Naia West, 1.8 km away, has its smallest twin also with four bedrooms but on 255 m², at 22 million. Same deposit, same ten years, so its instalment is near 174,200, about 3,900 a month below Dejoya. More importantly, its keys come in April 2027, three and a half years before Dejoya.
• Q Hills, Naia West's neighbour, has three-bedroom twins only, from 245 m² at close to 19.28 million, keys September 2029.
• Rivers, 1.4 km off, sells a four-bedroom twin 45 m² smaller (205 m²) and higher priced, about 23.93 million, the price of keys in August 2027.
• The Estates Residence, a kilometre off: a three-bedroom twin of 283 m² at about 49.27 million, more than double Dejoya, and it is ready.
• Midtown New Zayed West, 2.1 km away, lists a 420 m² twin with six bedrooms near 40.89 million (around 97,400 per metre); its plan lasts only five years and its keys are due in April 2030, half a year ahead of Dejoya.

So Naia West offers nearly the same twin for less and far sooner, on the same deposit and term. Neither states its finishing, so compare finishing and position within each compound before deciding. What tips it to Dejoya is having time and no rush, or liking a particular spot inside it.

A Dejoya villa, or one at Naia West and Lugar?

• Naia West's four-bedroom villa is 385 m² at about 37.87 million, 83 m² larger than Dejoya's 302 m² villa for about 5.87 million more, on 10% down.
• A five-bedroom villa there opens at about 37.39 million for 385 m²: 31 m² more than Dejoya's 354 m² villa for roughly 5.1 million less.
• At Q Hills, a five-bedroom villa measures 500 m², 146 m² more than Dejoya's 354, at 46 million, only 3.5 million higher.
• Lugar has a five-bedroom villa on a smaller 255 m² at about 22.25 million, some 9.75 million below Dejoya's four-bedroom villa. But it is paid in just 5 years, near 352,300 a month, heavier than Dejoya's villa despite the much lower price.

Dejoya's villa metre (106,000 to 123,000) is above Naia West, Q Hills and Lugar. The Estates, 800 m away, is in another league, its villas starting near 77.22 million. So Dejoya Villas is neither the lowest-priced house around nor the highest.

The project

The announced amenities include barbecue spots and open seating, walking paths, and space for yoga and sport. For roads, it lies between the Desert Road and Wahat Road, near the Dahshur link and the Dabaa, Rod El Farag and 26th of July corridors, with the Desert Road toll gate about a quarter of an hour away.
