About Scene 7 New Capital City

Scene 7 New Capital City: the three-bedrooms' date has passed, and the plan still runs ten years

Scene 7 New Capital City is by Akam Developments in R7. Every unit is semi-finished, on 10% down with the balance over ten years. Oddly, the announced handover for three-bedrooms and duplexes was June 2026 and has passed, four-bedrooms follow in December, and yet the plan still spans a full decade. If the building really has been delivered, you could move in having paid only 10%, but that needs checking with your own eyes.

Scene 7 prices 2026

  • One-bedroom, 88 m²: 5,526,085, due at the end of next year.
  • Two-bedrooms: the first covers 116 m² for 5,642,642, the last 156 m² for 9,650,799, due April 2027.
  • Three-bedrooms: the smallest, 137 m², costs 6,613,576; the biggest, 224 m², reaches 13,640,216.
  • Four-bedrooms: sizes from 200 to 237 m², prices from 10,450,386 to 15,833,674, due in December.
  • Three-bedroom duplex of about 300 m² (294 to 303): 12,411,708 or 12,791,658.

The one-bedroom makes little sense next to the two-bedroom

The smallest two-bedroom is 28 m² bigger than the one-bedroom yet only about 117,000 dearer, close to 4,200 per added metre. The one-bedroom runs near 62,800 a metre; the smallest two-bedroom around 48,600. The two-bedroom is also due eight months sooner. With a budget of 5.5 million, there is no clear reason to take the one-bedroom.

Within each type, the last metres cost most

Between the smallest and largest two-bedroom lie 40 m² costing some 4.01 million, so each added metre is about 100,200. Among three-bedrooms the spread is 87 m² for roughly 7.03 million, around 80,800 per metre. The large units therefore reach near 61,000 a metre, not the 48,000 at the top of the list. Ask what drives that: the floor, the outlook and where the block stands.

A 224 m² flat against a 294 m² duplex

Set the 224 m² three-bedroom (13.64 million) against the cheapest duplex (294 m², 12.41 million): 70 more metres and 1.23 million less for the duplex, whose metre near 42,200 is the project's lowest. If an internal staircase doesn't bother you, the duplex is the clearest way to big space here.

Scene 7 payment plan: ten years on every type

  • One-bedroom: 552,609 to book, then about 41,400 a month.
  • Smallest two-bedroom: a 564,264 deposit and near 42,300 monthly.
  • Smallest three-bedroom: 661,358 upfront, followed by some 49,600.
  • Smallest four-bedroom: 1,045,039 first, then roughly 78,400.
  • Duplex: 1,241,171 at signing and around 93,100 each month.

Share settled when the keys arrive

Three-bedrooms and duplexes are past their date, so if the building is truly finished, you collect the keys having paid the deposit alone, with ten years of instalments ahead while you live there. Four-bedrooms are due in about two months, close to 12% paid. Two-bedrooms in April come after some six instalments, around 15%. The one-bedroom, 14 instalments away, reaches about 20%. Few projects in R7 ask so little before handover.

Finishing is cash

Units are semi-finished, so floors, bathrooms, a kitchen and joinery must be paid for before moving in, in cash. Get a finishing quote for the unit's size, add it to the deposit, and compare the total with a finished unit elsewhere.

The date has passed: what to ask on a viewing

  • Has the unit's building actually been delivered, or is its exterior still being finished?
  • Are meters, water and power installed, or do they still need applications?
  • What exactly does semi-finished mean here: plastered walls, or less?
  • How much is the maintenance fee, and when does it start?

Those answers decide whether you move in within months or the announced date is just a figure on paper.

Apartments for sale in Scene 7 from owners

Owners put up six offers during the last fortnight of October 2026: five three-bedrooms of 144 to 200 m² asking 4.5 to 10 million, and one 200 m² four-bedroom wanting 7.5 million. The cheapest resale three-bedroom comes near 31,300 a metre, far below the developer, and the resale four-bedroom undercuts the developer's same-size unit by roughly 2.95 million. These figures most likely reflect what each seller has paid so far, with the balance still owed to Akam. Have the seller produce the Akam contract and payment receipts; the right sum is their ask plus the remaining instalments, and that total is what compares with the developer's price. If the building has been delivered, resale may be the fastest way in, but only after that sum.

Scene 7, or Entrada and Scenario?

  • Entrada, 700 metres away, is also semi-finished on the same terms, and its announced date passed a month ago. Its first three-bedroom, 136 m² around 6.6 million, is nearly a twin of Scene 7's smallest. Its entry two-bedroom, 111 m² close to 5.17 million, saves 476,000 on Scene 7's for 5 fewer metres. Entrada's smallest duplex has 214 m² and costs about 11.27 million, so Scene 7's duplex adds 80 m² for only 1.14 million.
  • Scenario, by the same developer 1.1 km off, runs identical terms. Three-bedrooms there begin with 156 m² (near 7.84 million) and four-bedrooms with 212 m² (some 11.57 million), 12 m² and 1.12 million above Scene 7's. Most of Scenario's dates passed some time ago.

Scene 7, or Atika and Vinci?

  • Atika, 400 metres away, charges around 70,000 a metre over six years, with three-bedrooms due September 2028. A 153 m² three-bedroom opens its list at 10.71 million, roughly 4.1 million over Scene 7's smallest. Atika's 191 m² duplex costs 13.37 million; Scene 7's is 103 m² larger and some 960,000 cheaper.
  • Vinci, a kilometre off, takes 5% over twelve years. A three-bedroom there begins with 156 m² and roughly 8.99 million, paid at about 59,300 monthly. Its smallest duplex, 318 m² near 16.94 million, is just 15 m² bigger than Scene 7's largest yet around 4.15 million dearer.

Scene 7 is thus among R7's lowest metres, close to Entrada and Scenario and far below Atika and Vinci. Ask about the difference: finishing and location, since Scene 7 is semi-finished.

Scene 7, or Midtown Sky?

Midtown Sky, half a kilometre away, runs the same 10% over ten years but is due April 2030. Its 90 m² one-bedroom, about 4.84 million, is some 686,000 below Scene 7's and two metres larger. Yet Scene 7's 116 m² two-bedroom costs 5.64 million, while Midtown Sky's first two-bedroom is 140 m² at 8.18 million. The question: wait until 2030 for a cheaper one-bedroom, or take a Scene 7 two-bedroom with a much nearer date?

Scene 7 location

As announced, Scene 7 is minutes from the Diplomatic District, about 4.1 km from the Government District and 10 km from the Capital's airport. Around 60% of the land is green, with pools and a clubhouse with restaurants. Its nearest neighbours are Tonino Lamborghini Residences at 300 metres, and Atika and Midtown Sky at roughly half a kilometre.
