Granvia Mall Serrano New Capital City: a small mall whose customers live next door

Granvia Mall Serrano New Capital City is the commercial strip of Serrano, by New Plan, in the R7 residential district, plot N1. Per the project data, the mall covers about 7,000 m² and the whole compound about 15 feddans. So this is not a destination mall drawing shoppers from across the Capital; it is the neighbourhood's mall, and its first customers are Serrano's residents and the compounds around it. That should decide what you open there.

Floor by floor

Per the project description, the mall has three floors:

• Ground: shops and cafés, from 33 m².
• First: a hypermarket plus shops, smallest unit 49 m².
• Second: clinics, from 53 m².

The hypermarket on the first floor works for the shops beside it, since people will climb to it every week. The clinics upstairs suit a doctor who wants patients from the same district rather than waiting for visitors from outside.

Shop prices per metre

The developer lists retail units between 33 and 107 m², at EGP 5.61 to 25.25 million. The smallest works out at about 170,000 a metre and the largest at about 236,000, so the metre rises with size, most likely because of floor and frontage rather than the size itself. Handover is September 2027.

Expensive next to the neighbours?

New shops nearby are clearly cheaper: Rivan, 600 m away, at about 107,728 a metre, due 2028; Midtown Condo Mall at about 107,684, due 2030; and Vinci at about 146,491. Granvia costs over half as much again per metre as the cheapest of them. What the premium buys is a shop handed over one to three years earlier, with a residential compound attached. If your sums rest on renting out quickly, the gap may pay for itself; if you are in no hurry, the cheaper option deserves a look.

Paying in instalments: easy to enter, heavy to carry

Shops come with 5% down over 5 years: the smallest needs about 280,500 up front, then roughly 88,800 monthly. Entry is light, but that monthly sum is heavy for a shop not yet earning. Ask yourself what rent it can fetch in its first year after handover, and where the difference will come from.

Before you book a shop here

• The floor: a ground-floor unit on the frontage is not a first-floor unit beside the hypermarket, so ask the metre price on each floor.
• The hypermarket: who will run it and when it opens, since the whole first floor's footfall hangs on it.
• The yearly service charge per metre for upkeep, security and cleaning.
• Parking: where a customer coming from outside Serrano will leave the car.
• Your trade: whether any activity is barred or reserved, such as a second pharmacy or café next to you.

The mall covers only about 7,000 m², so the number of shops is limited. That cuts both ways: less competition inside, but fewer visitors than a big mall. Start your sums from the number of people living around you, not from the price per metre.

Location

Per the project data, the mall is close to the Diplomatic District, the Embassy District, Expo City, the Cathedral, Al Fattah Al Aleem Mosque and the Green River, reached from Bin Zayed Axis. New Cairo is about 37 minutes away and the airport 52.

New Plan

Besides Serrano, New Plan has Talah, 700 m away, Atika, Tonino Lamborghini Residences and Eleven in the Capital, Amara in New Cairo and Sadaf on the coast. Most sit in R7, so the developer is concentrated in this district, and residents of its nearby projects may become the mall's customers too.
