The Lark Residence New Cairo is a residential compound by Tamayoz Developments in South Investors, Fifth Settlement, New Cairo. It offers flats and duplexes, with penthouses also published. The brochure lists an underground car park, tracks for walking, jogging and cycling, and pocket parks between the buildings.

Who designed and who builds

The published team is Hafez Consultants for the architecture, Purescape for the landscaping, and Concord with Infra Electromechanics for the infrastructure. Ask whether these firms are contracted for the whole project or only part of it, and have that written into the contract or the specification sheet.

What the compound includes

• A commercial strip called The Lark Mall.
• A clubhouse, with a shared gym and spa.
• A mosque.
• An underground car park.
• A jogging trail, cycle lanes, footpaths and water features.
• Security with cameras, maintenance and cleaning.

The gym and spa are published as "shared", so ask whether they serve every resident or only certain buildings, and whether membership sits inside the service charge or costs extra.

Before you book, ask about the underground car park in detail. How many spaces come with each unit? Is the space registered in your name in the contract, or rented? Is there a lift straight from the car park to your building? Where do guests park? And are its upkeep, lighting and ventilation covered by the yearly service charge?

Flat or duplex?

Flat and duplex sizes and prices have not been announced; Tamayoz holds the list of what is left. When you compare, remember a duplex spreads over two floors: ask whether it is a ground-floor unit with a garden or a top-floor one with a roof, since that sets its price more than its area does.

The brochure says the company was founded in 2006 by Ahmed Elshazly, Abdallah Mostafa, Abdelhalim Hemida and Mohamed Elshami, works in Egypt and Saudi Arabia, and has built schools there with Saudi ministries. In the New Capital it has Ivory Plaza and 5 Business Hub, both commercial, so ask which housing projects it has already handed over and when The Lark is due.
