About Ivory Plaza New Capital City

Ivory Plaza New Capital City: half the price up front, keys at year's end

Ivory Plaza New Capital City is by Tamayoz Developments in the New Capital, between the R2 and R3 residential districts and near the monorail according to the developer. On offer now are an office, a shop and a clinic, all on one plan: 50% down, the rest over 4 years, handover December 2026. So this is not a small-deposit-and-wait project; its stated date is two and a half months off and you pay half now. The real question is whether that cash is worth it when projects next door take far smaller deposits.

Ivory Plaza prices

  • A finished 41 m² office: 6,277,000, about 153,100 a metre. 3,138,500 down, then close to 65,400 a month.
  • A 28 m² shop: 7,560,000, which is 270,000 a metre. 3,780,000 down and 78,750 monthly; no finishing is stated for it.
  • A finished 62 m² clinic: 9,300,000, or 150,000 a metre. 4,650,000 at booking, with near 96,900 to follow each month.

Since handover comes only two and a half months into a 48-month plan, you take the keys having paid near 53%, and almost all the rest falls after you open: about 3.3 million paid on the office by handover, and near 4.89 million on the clinic. From the first month, rent or the business's income is what helps you meet the instalment.

The clinic or the office inside Ivory Plaza?

In the same building, the clinic has a cheaper metre than the office, though it is larger and equally finished. Moving up from the office adds 21 m² for about 3.02 million, roughly 144,000 for each extra metre, which undercuts the office's own rate. So if your work suits either, say a consultancy, an accounting firm or a small physiotherapy practice, the 62 m² unit gives room for two rooms and a waiting area at a lower metre. But the instalment climbs from about 65,400 to near 96,900, and the deposit from 3.14 to 4.65 million, so weigh it against your income, not just the metre.

The shop is a different story: the smallest unit in the building with the highest metre, close to double the office's. Malls price shops on frontage and passing trade, so find out its floor and what it looks onto before setting it against any other shop.

Clinics for sale in Ivory Plaza against Zaha Park and Taj Tower 2

Ivory's clinic is the largest on offer nearby, with a metre in the middle of the range:

  • Zaha Park, just 400 m off, sells its finished clinics from 35 m² for roughly 5.14 million (some 146,800 per metre), asking a tenth at booking and six years for the rest, with keys in March 2027.
  • Taj Tower 2, 1.6 km away, starts its clinics at 53 m² for about 10.53 million (near 198,700 per metre), on a 5% deposit spread over 15 years, with keys only in April 2032.
  • Sofitel Oia Towers, 6 km off: 54 m² at about 10.48 million, 10% and 7 years, January 2028.
  • The Loft Plaza, 5.9 km off: 35 m² at about 4.55 million, near 130,000 a metre, 15% and 6 years, September 2027.

So Ivory's clinic is 9 m² larger than Taj Tower 2's, over 1.2 million cheaper, and due more than five years earlier. Against Zaha Park the metre is very close, and the real difference is size and payment: Zaha Park asks 513,700 down and about 64,200 a month, but 35 m² holds a single consulting room. A doctor working alone will find Zaha Park far easier on cash; one sharing with a colleague or needing a procedure room needs Ivory's 62 m².

What to ask before the clinic

Ask whether the floor is licensed for medical use, whether a lift is close by for patients and older visitors, and what the monthly service charge is. Ask too for the net area without the share of corridors, since a large corridor share shrinks the space you actually work in.

An office at Ivory Plaza, or at Zaha Park or KOR?

Offices around it are nearly all finished, so the comparison rests on price, payment and date:

  • Zaha Park: the same 35 m² and the same price as its clinic, but as an office it wants 15% (770,550) at booking and then near 52,000 monthly for seven years.
  • Taj Tower 2: 57 m² at about 9 million, near 158,000 a metre, with 450,180 down and some 47,500 monthly over 15 years, handed over in 2032.
  • Taj Tower, 1.8 km away, charges 6.72 million for a 28 m² office, so 13 m² less than Ivory's and still more money; 5% secures it, ten years clear it, and keys come in April 2029.
  • 6ixty Iconic Tower: 56 m² at about 11.71 million, near 209,200 a metre, on 20% over 6 years, December 2028.
  • KOR, 4.5 km away: 55 m² at about 7.21 million, 131,000 a metre, on 5% over 8 years, but not due until October 2030.

The picture: Ivory's office is not the cheapest metre around, but it is the nearest handover, on the plan hardest on cash. Its clearest rival is Zaha Park right beside it: an office 6 m² smaller, with a deposit about 2.37 million lower, a lighter instalment, and handover just 3 months later. Choose Ivory if you need the 41 m², or want the instalments done in 4 years rather than 7.

A worked example against Taj Tower 2

Ivory's office needs 3,138,500 in cash now and is handed over in two and a half months. Taj Tower 2's office is 16 m² larger with a deposit about 2.7 million lower, but you wait more than five years. Which is better depends on what the office would rent for in those years, and on what you would do with the 2.7 million otherwise.

A shop at Ivory Plaza or in MU7?

Ivory's 28 m² shop runs 270,000 a metre. Around it:

  • Zaha Park again: its one shop, 39 m², is listed near 9.63 million, close to 246,900 per metre, with 15% at booking and nine years to pay.
  • Taj Tower: shops start as small as 19 m², around 5.99 million or 315,000 per metre.
  • Taj Tower 2: from 20 m² at about 8.48 million, 424,200 a metre.
  • 6ixty Iconic Tower: from 32 m² at about 11.57 million, near 361,700 a metre.
  • Al Maqsad, 2 km away: a 79 m² shop at about 9.41 million, near 119,200 a metre, on 5% over 3 years; its stated date has passed, so ask about the building's state.

So Ivory's shop is clearly cheaper than the MU7 towers, and a little above Zaha Park per metre. Al Maqsad is much cheaper, but its shops sit inside a residential area in R3, and footfall outside a mall shop differs from a compound shop, so compare the kind of customer who will walk past, not only the metre.

Half the price now, or 10% down at Zaha Park?

A 50% deposit lowers the instalment and shortens the term, but needs big cash at the start. If you have it, the gain is opening or letting early, with rent possibly covering part of the four years of instalments. With less cash, Zaha Park next door takes 10% to 15% down with a near date, or the MU7 projects take 5% though you will wait years. Either way, ask about service charges and commercial electricity rates before working out a return.

The building

Per the developer: a contemporary French design, camera security, several entrances, a garage, lifts and escalators, greenery and open seating, restaurants, cafés and shops. Tamayoz also has 5 Business Hub Mall in the New Capital.

Before you decide, ask us what clinics and offices here actually rent for: send Masharf on WhatsApp your line of work and the size you need.
