About The Loft Plaza New Capital City

The Loft Plaza New Capital City: finished offices and clinics, with keys in under a year

The Loft Plaza New Capital City is a single building of shops, offices and clinics on a plot of about 8,500 m² in the Capital's Downtown, developed by Living Yards Developments. The developer describes 10 floors designed by Yasser El Beltagy's practice. Units sell on 15% down with six years for the rest, and handover is announced for September 2027, roughly eleven months away. This page works out the metre in each type and how it moves with size, what you will have paid by handover, and how the office, clinic and shop compare with buildings around it in Downtown.

The Loft Plaza prices from the developer

  • Offices, finished: 34 to 138 m², the smallest at 4,025,000 (near 118,400 a metre) and the largest at 15,660,000 (about 113,500 a metre).
  • Clinics, also finished: 35 to 102 m², from 4,550,000 (130,000 a metre) up to 11,165,000 (near 109,500 a metre).
  • Shops: 39 to 163 m², starting at 12,358,379 (about 316,900 a metre) and reaching 37,200,000 (near 228,200 a metre), with no finishing stated.

Bigger units, lower metre, but not equally

Offices

Between the smallest office and the largest, the metre drops by only about 4,900, so size buys little discount. Pick the area your work needs rather than hoping the bigger one is cheaper.

Clinics

Here the slope is steeper: from 130,000 on the smallest clinic to about 109,500 on the largest, some 16% less. One metre separates the entry clinic (35 m²) from the entry office (34 m²), yet the clinic costs about 525,000 more; find out what its medical fit-out includes. At the big end the picture flips: the largest clinic's metre is below the largest office's. If your practice needs space, the arithmetic here favours you.

Shops

A small shop costs near 316,900 a metre and the largest about 228,200, around 28% less. If your trade needs a frontage more than floor space, the small shop is the lower total outlay; if you need space, the large one is clearly cheaper per metre. No finishing is listed for shops, so ask.

Paying at The Loft Plaza, keys after 11 instalments

Every type takes 15% down and 72 monthly payments:

  • Offices: the 34 m² one books with 603,750 and costs about 47,500 monthly; the 138 m² one books with 2,349,000 and costs near 184,900.
  • Clinics: 682,500 to book the 35 m² unit, then roughly 53,700 monthly; 1,674,750 for the 102 m² one, then close to 131,800.
  • Shops: the 39 m² unit needs 1,853,757 up front and near 145,900 monthly; the 163 m² unit 5,580,000 and about 439,200.

By the keys you will have made around eleven monthly payments on top of the deposit, about 28% of the price in all. On the entry units that is near 1.13 million for the office, about 1.27 million for the clinic and close to 3.46 million for the shop. Around five years of payments remain, with the unit already yours to work from or let, so rent can start covering part of the instalment early.

An office at The Loft Plaza, or UniTower and Code?

  • 5 Business Hub Mall, 800 m away, is the closest match: a finished 34 m² office at 4,042,500, the same size and only 17,500 more. But it asks 25% down (1,010,625) against 603,750 here, and its keys come in August 2028, eleven months later. In return its instalment is lighter, near 31,600 over eight years.
  • UniTower, 200 m off: offices from 39 m² near 5.38 million, 138,000 a metre. That is 1.36 million above the smallest office here for 5 more metres, on 20% down over four years, about 89,700 a month. Its edge is a January date, eight months before The Loft Plaza; finishing is not stated.
  • Code, 500 m away: offices from 36 m² near 4.25 million, almost the same metre (118,000). Its plan is 10% over ten years, roughly 31,900 a month, but handover is July 2029, twenty-two months later, and finishing is not stated.
  • Central Point, 700 m off, costs clearly less. Its 32 m² office asks close to 2.99 million, a metre near 93,500, and the 14-year plan brings the monthly sum down to about 15,100. Its keys are due October 2029, and no finishing is listed.
  • Radix Agile, 800 m away: finished offices from 29 m² around 2.25 million, near 77,700 a metre, due August 2027, a month before The Loft Plaza. That is the lowest finished metre in this comparison on a near date, so look at it closely.

Higher up, Eleven starts finished offices at 90 m² for 13.5 million (150,000 a metre), and 6ixty Three in the Financial District from 54 m² near 8.32 million (154,000). So The Loft Plaza's offices sit mid-market: below UniTower, Eleven and 6ixty Three, level with Code and 5 Business Hub, above Central Point and Radix Agile.

A clinic at The Loft Plaza, or Radix Agile and Moonreal Tower?

  • Radix Agile: a finished 35 m² clinic near 5.26 million, the same size and about 705,000 dearer, on 30% down over four years, due a month before The Loft Plaza.
  • Moonreal Tower, 1.5 km off: a finished 38 m² clinic around 3.92 million, some 627,000 cheaper and 3 m² larger, with under 2% down. But its keys are due July 2030, close to three more years of waiting.
  • City Hall Strip, 3.4 km away: a 38 m² clinic near 4.56 million, practically the price of the smallest clinic here for 3 extra metres, though it hands over about two years later and lists no finishing.

So if you need a finished clinic to work from next year, The Loft Plaza clearly undercuts Radix Agile. If you can wait, Moonreal Tower costs less.

A shop at The Loft Plaza, or Ezdan, Code and Udora?

  • Ezdan, 400 m away, opens its shops at 28 m² for close to 8.65 million. Its metre, about 308,900, is close to this building's, and its keys follow The Loft Plaza's by a month.
  • Code sells a 42 m² shop for around 9.24 million. That undercuts this building's entry shop by some 3.12 million with 3 m² more, at 220,000 a metre, though its handover comes about two years later.
  • Udora Mall, 500 m off: a 41 m² shop near 15.93 million, about 3.57 million dearer for two more metres, near 388,600 a metre.
  • UniTower: shops from 30 m² around 9.25 million, about 308,400 a metre.

So The Loft Plaza's shop metre sits mid-Downtown: level with UniTower and Ezdan, above Code, below Udora. With a shop, though, position in the building counts for more than the metre: street-level ground floor is a different asset from a unit upstairs.

Return on investment: do the sum yourself

Many people search for this mall alongside "high return on investment". The developer publishes no rents for the building, and we won't write a yield without a source. What can be worked out: for the smallest office (4,025,000) to return 10% a year, it must let for about 33,500 a month; for the smallest clinic the figure is near 37,900. Ask what a similar handed-over unit in Downtown lets for, compare it with these figures, and remember the unit earns nothing before handover.

Units for sale at The Loft Plaza from owners

Owners had three units listed in mid-October 2026. Two are offices, 35 m² wanting 2.28 million and 69 m² wanting 3.25 million, and one is a 42 m² shop asking close to 5.92 million. The small office works out near 65,100 a metre, about half the developer's, and the shop around 141,000 against 316,900 new. With the building not yet handed over, these are most likely the deposit and instalments paid so far, the balance still owed to the developer. Ask for the original contract and account statement, add what you'd pay the seller to what remains, and only then compare.

Around the building

Per the developer, Al Masa Hotel, the Opera House, Misr Mosque and the Green River are within walking distance, with the Diplomatic Quarter and the Capital's airport nearby. In a 10-floor building the floor matters: a ground-floor shop differs from one upstairs, and a clinic beside the lifts is easier for patients, so ask exactly where the unit sits and about parking. Living Yards also builds The Loft in R7, and Solay and Noir in New Cairo.
