Central Point Tower New Capital City is a 16-floor block of offices and shops from Town Writers in Downtown, the developer behind Striple Walk. Its plot is about 4,639 m² per the project data, and the tower has a ground floor and two floors of shops topped by 13 office floors, all with central air conditioning. Handover is October 2029, at 15% down over 14 years.

The offices, and one figure worth questioning

In October 2026 the developer's offices were sized 32 to 80 m² and priced roughly 2.99 to 3.91 million. On the 32 m² unit, that is close to 93,500 per metre. But if the top price belongs to the 80 m² office, its metre is only about 49,000, half the small office's, with 48 extra metres for about 920,000 more. That is a very large gap between two units in the same tower.

Ask before celebrating

One possibility is that the big office sits on a lower floor or weaker position, or that the figure is a typing error. The other is that the offer is genuine, in which case it is one of the cheapest office metres in all of Downtown. Either way, ask the developer for a written quote for the 80 m² office by name, floor and unit number.

Fourteen years of instalments

The smallest office needs about 449,000 at signing, then around 15,100 a month. That mirrors Striple Walk: same developer, same 14 years, same deposit. The difference is that Central Point is a single small tower while Striple Walk has hundreds of offices, so there is less competition for tenants here, but also fewer shared services than a big scheme.

Al Masa Hotel is some 5 minutes off and Masjid Misr 4, per the project data, with the Government District, North Bin Zayed Axis and the Sokhna road all close. There are green areas and outdoor seating, lifts, parking, plus security, CCTV and maintenance.
