Taj Tower 2 New Capital City: offices cheaper than next door, shops dearer than anywhere

Taj Tower 2 New Capital City is an office, retail and medical tower by Taj Misr Developments in MU7, facing the Iconic Tower and overlooking the Green River according to the developer. A twentieth secures a unit, fifteen years cover the rest, and keys are due in April 2032. Its numbers tell two different stories: offices cost less per metre than in the two towers beside it, and shops cost more than any shop around.

Taj Tower 2 prices by unit type

• Offices (fully finished): the smallest, 57 m², costs 9 million, about 158,000 a metre; the largest, 90 m², 10.61 million.
• Clinics, fully finished: 53 to 90 m², priced in a narrow band from 10.53 to 10.88 million, near 198,700 per metre.
• Shops from 20 m² (8.48 million, near 424,200 per metre) up to 188 m² (97.53 million), finishing not stated.
• A 114 m² pharmacy at about 76.72 million.

That pharmacy works out near 673,000 a metre, roughly one and a half times the smallest shop in the same tower, so confirm the figure with the developer before basing any sum on it.

Large office or large shop?

Among offices, the 90 m² one costs about 1.61 million more than the smallest for 33 m², so the added metre is only near 48,800, under a third of the office average: the large office is far better value per metre. Shops reverse this: going from the smallest to the 188 m² shop adds some 89 million, close to 530,000 for each extra metre, more than the small shop's metre itself. The large shop is likely a main frontage or corner, so ask where it sits before comparing.

15 years to pay: what is the instalment?

Once the deposit is paid, monthly figures come to roughly 47,500 for the cheapest office, 55,600 for the cheapest clinic and 44,800 for the smallest shop. The long term lightens the instalment, but handover is more than five years off, so the unit earns no rent before 2032. Plan on about five and a half years of payments with no income from it; by handover near 40% of the price will be paid, about 3.61 million on the cheapest office. By comparison, the first Taj Tower over 10 years has its cheapest office at near 53,200 a month, only about 5,700 more, and hands over three years before Taj Tower 2.

Cheaper than the first Taj Tower and 6ixty, or dearer?

Offices

At the first Taj Tower, the same developer's tower 400 m off, offices run near 240,000 per metre, and 6ixty Iconic Tower at about 209,200. So Taj Tower 2's office is clearly cheaper. Closest in price are Ivory Plaza at about 153,100 and Zaha Park at about 146,800.

Shops and clinics

Shops run the other way: 424,200 a metre, above Taj Tower's 315,000, 6ixty's 361,700 and Udora Mall's 388,600. Part of the reason is that the smallest shop is only 20 m², and small sizes push the metre up. Clinics, too, cost more than at Ivory Plaza (150,000) and Zaha Park. The clearest clinic comparison is Sofitel Oia Towers: a 54 m² clinic near 10.48 million, about the price of the 53 m² clinic here, both fully finished, but Sofitel is due January 2028, four years and three months earlier. Among shops, the first Taj Tower's smallest is 19 m² near 5.99 million, about 2.5 million below the smallest here (20 m²).

The clinic: large or small?

The cheapest and dearest clinic prices are only about 345,000 pounds apart, while sizes run from 53 to 90 m². If the higher price really belongs to the 90 m² unit, the larger clinic comes to about 120,800 a metre, far below the small one. Ask the developer for each size's own price, since that gap could make the larger clinic the better buy for a partnership or for letting to several doctors.

The resale office

An owner's listing in mid-October 2026 offered a 41 m² office for 5.53 million, roughly 134,900 per metre, under the developer's price. But the tower isn't due until 2032, so that figure is most likely the amount paid so far, with instalments left for you.

Services and location

Per the developer: green space around the tower, restaurants, cafés and shops, outdoor seating, lifts and escalators, round-the-clock camera security, maintenance and cleaning, and parking. The tower sits on the Mohamed Bin Zayed axis near the Amal axis, about 20 minutes from Mostakbal City and 30 from New Cairo.
