About Sofitel Oia Towers New Capital City

Sofitel Oia Towers New Capital City: serviced flats, clinics and offices on the Green River

Sofitel Oia Towers New Capital City is a pair of adjoining towers by Edge Holding in R7 of the New Administrative Capital, published as standing on the Green River and developed with Sofitel. One tower holds a hotel and serviced apartments run by the hotel; the other holds shops, offices and clinics. Every unit is announced for January 2028, about 15 months away, and flats, clinics and offices come finished.

Sofitel Oia Towers prices 2026

  • Clinics: the small one is 54 m² at 10,484,479, the large one 89 m² at 15,920,876.
  • One listed administrative office: 82 m² at 20,776,675.
  • Shops: the smallest 73 m² for 24,144,750, the largest 224 m² for 79,576,000.
  • Two-bedroom serviced flats: the smaller is 169 m², asking 58,584,631; the larger 185 m², priced 61,410,781.
  • Four-bedroom serviced flat: 299 m² at 110,244,679.

Per metre, the clinic is cheapest: near 194,200 for the small one and about 178,900 for the large. Then comes the office at around 253,400, and shops between 330,800 and 355,300. The flats sit above all of it: close to 346,700 for the 169 m² two-bedroom and about 368,700 for the four-bedroom. So the flat metre here is higher than the shop metre, which is rare in any project. Ask about the difference: is the flat part of the hotel's rental programme? Who manages it, how is income split, and what are the yearly costs?

The 169 m² or the 185 m² two-bedroom?

The two flats differ by 16 metres and about 2.83 million, so each extra metre costs near 176,600, roughly half the flat's own rate. The larger flat therefore comes to a lower metre, around 332,000. If you are buying here at all, the 185 m² is better value per metre; ask about the floor and river view of both.

The large clinic or the small one?

Going from 54 to 89 m² costs roughly 5.44 million for 35 metres, which is 155,300 or so for each one, below the small clinic's own rate. But the monthly climbs from about 112,300 to close to 170,600, and the deposit to 1,592,088. For a clinic with several doctors the large one is better per metre; for a single specialty the small one is enough.

Sofitel Oia Towers payment plans

  • Smallest clinic: 1,048,448 down (10%), then about 112,300 a month for seven years.
  • Office: 15% down (3,116,501), with eight years at around 183,960 monthly.
  • Smallest shop: 3,621,713 to book and near 213,800 a month for 96 months.
  • Smaller two-bedroom flat: a first payment of 5,858,463 and roughly 627,700 every month over seven years.
  • Four-bedroom: 16,536,702 up front and about 976,100 monthly over eight years.

Deposits differ: clinics and two-bedroom flats ask 10% over seven years; the office, shops and four-bedroom 15% over eight.

The share settled in January 2028

January 2028 is close to 15 months off, very early compared with the term. On the clinic about 26.1% will be paid, near 2.73 million, and the same share on the smaller two-bedroom, around 15.27 million. On the office, shops and four-bedroom it is near 28.3%: about 5.88 million on the office, 6.83 million on the smallest shop and 31.18 million on the four-bedroom. More than five and a half years of instalments follow, so if the unit is let from day one, rent comes in while most payments are still ahead.

Apartments for sale in Sofitel Oia Towers

These are not ordinary homes but serviced flats run by the hotel, as published for the project, and their metre is far from the area's flats:

  • Oaks Egypt, 1.1 km away: 24,380,000 for a 143 m² two-bedroom, roughly 170,500 per metre, with a 5% deposit and five years to pay, announced for October 2027.
  • OIA Compound, by the same developer in R7: 8,286,667 buys a 130 m² two-bedroom there, some 63,700 per metre. Its announced date of September 2026 has passed, so ask about the buildings' actual state.

So a two-bedroom at Sofitel Oia Towers costs about 34.2 million more than Oaks Egypt's for 26 extra metres, and over 50 million more than OIA Compound's. The real question is not the metre but the return the hotel's operation will pay you and the costs deducted from it. Get that in writing before any sums.

Clinics and offices against the neighbours

  • Radix Agile, 900 metres away: its 35 m² clinic asks 5,255,250, so about 150,200 per metre, though the deposit is 30% and the term four years.
  • The Loft Plaza, 1.1 km off: clinics start at 35 m² for 4.55 million (130,000 a metre), and offices at 34 m² for 4,025,000.
  • Levels Business Tower, 700 metres away: the smallest administrative unit is 51 m² at 11,048,742, roughly 216,600 per metre, on 10% down over eight years, due August 2029.
  • Nile Business City, a kilometre off: 13.5 million for 44 m² of office, nearly 306,800 per metre, with keys announced for October 2030.

So the Sofitel clinic costs more per metre than the downtown clinics around it, while the office sits between Levels and Nile Business City. The edge here is handover in January 2028, a year and a half before Levels and over two and a half years before Nile Business City, and the finishing.

Retail space on the Bin Zayed side

The shop metre here runs 330,800 to 355,300. Higher are Radix Agile (a 20 m² shop at 9.11 million, about 455,400 a metre) and Udora Mall (41 m² for 15.93 million, near 388,600). Lower are The Loft Plaza (around 316,900 a metre), Oaks Egypt (8.82 million for 43 m², or 205,100) and OIA Compound's shops (from 9.32 million for 46 m², about 202,500). The smallest shop here is 73 m², so the entry ticket is far above the neighbours'. Unlike the clinics and flats, the shop metre rises with size: about 355,300 at 224 m², some 24,500 above the 73 m² unit. Ask about the difference: frontage on the Bin Zayed axis or inside, the floor, and nearness to the hotel entrance.

Inside the towers

As published for the project, the first five floors of each tower are parking. The west tower has the hotel on its middle floors with serviced flats above; the east tower has floors of shops and floors of offices. The roof has a restaurant and lounge looking over the Capital. Listed facilities: pools, a gym, a clubhouse and fountains, with camera-watched security plus cleaning and upkeep services. Edge Holding is published as a 2018 venture of Al Borouj Misr with Saudi Arabia's El Mashreq.

Sofitel Oia Towers location

The towers are published as in R7 on the Green River, overlooking the Bin Zayed axis, about 5 minutes from the Grand Mosque, the Cathedral, Al Masa Hotel, the Iconic Tower and the Government District. They are surrounded by downtown's office and retail projects, so clinics and offices here sit close to the area's workforce.

The hotel contract and other questions

Get the hotel management contract for the flats in writing: its term, the owner's share of income, who pays maintenance and refurbishment, how many days a year you can stay in your own flat, whether you can leave the programme and let it yourself, and whether a buyer takes over the same contract if you sell. For clinics and offices, ask which activities are allowed, how many parking spaces in the five garage floors come with your unit, and what service charges apply.

Considering a serviced flat or a clinic in the Capital? Message Masharf on WhatsApp and the team will get Edge Holding's operating terms in writing.
