Club Yard O West is a district of finished apartments next to the club of O West by Orascom Development Egypt in October Gardens, handing over on 30 August 2027, the earliest handover in O West. A three-bedroom from 121 m² costs EGP 17,671,000 on 5% down over 9 years, at October 2026 prices.

Every Club Yard unit has three bedrooms and full finishing: an apartment, a loft or a duplex. The choice is between those three, and between moving in after only 10 months or waiting until 2030 for a lower price in another district. The figures below work out both.

Club Yard O West prices, October 2026

Club Yard O West prices in October 2026 start at EGP 17,671,000 for a three-bedroom apartment, 23,684,000 for a loft and 27,232,000 for a duplex, all fully finished on 5% down over 9 years. This is what Masharf (Keller Williams Masharf) holds:

The monthly figure is the lowest price spread evenly over 108 months; Orascom's actual schedule may be quarterly or include annual payments. With the instalment at a third of income, the apartment needs a household income of about EGP 466,300 a month and the loft about 625,000.

Apartment, loft or duplex in Club Yard?

The Club Yard loft is 92 m² larger than the apartment at the smallest sizes for only 6,013,000 more, so its metre is about EGP 111,190 against 146,040 for the apartment, in October 2026, and it has a fourth bathroom.

The number that stands out: the 187 m² apartment at its top price (25,992,000) costs more than the 220 m² loft (25,910,000), so the loft is 33 m² larger for 82,000 less. The 212 m² duplex is 3,548,000 above the smallest loft, one metre smaller and with one bathroom fewer.

"Loft" means different things from one developer to another (a high ceiling, a mezzanine, or two levels), so ask for the Club Yard loft floor plan and how its area splits across levels before comparing it with the apartment. If the plan suits you, the loft is the clearest value in Club Yard.

Club Yard payment plan: what is paid by August 2027?

By the 30 August 2027 handover you will have paid only about 13.8%, the down payment and 10 instalments starting in November: about EGP 2,437,900 on the apartment and 3,267,500 on the loft, at October 2026 prices.

That is the lowest share paid before handover anywhere in O West: about 19% by February 2028 at Spring Valley O West and about 39% by January 2030 at Parkside O West. At Club Yard you move in having paid less than a seventh of the price, and pay the other 98 instalments while living there.

Because the apartment is finished and hands over early, you could let it after the August 2027 handover without paying for finishing. Rent covering the instalment would be about EGP 1,285 per m² a month on 121 m², and about 978 per m² on a 213 m² loft, so the loft comes closer to that sum if letting is the aim.

Club Yard or Midyard and O Views?

Midyard is also fully finished, and its 141 m² three-bedroom is 1,071,000 below Club Yard's and 20 m² larger, but it hands over in February 2030, 30 months after Club Yard, in October 2026.

For a plain apartment, the Club Yard metre is about 28,310 above Midyard's, which is what moving in two and a half years earlier costs. For the loft the gap almost disappears: the Club Yard loft metre (111,190) matches Midyard's (111,320), so you hand over 30 months sooner at the same metre. That is a second reason the loft is the pick here.

The duplex metre is about 13,130 above Midyard's duplex and about 22,020 above Green Valley's. If you are in no hurry, the 211 m² Green Valley duplex is 4,776,000 less and hands over in February 2029.

Club Yard O West or a compound nearby?

Outside O West, a finished 142 m² three-bedroom at Garden Lakes for EGP 15,810,000 hands over in September 2027, a month after Club Yard, 21 m² larger and 1,861,000 less, in October 2026.

Garden Lakes, by Hyde Park, is about 4.4 km in a straight line from Club Yard, and its instalment is about the same as Club Yard's despite the 8-year term, because its price is lower. Club Hills Residence in the Northern Expansions, about 4.8 km away, hands over in the same month for 6,526,700 less, but semi-finished and on 10% down. Nmq, about 3.7 km away, is finished, 23 m² larger and 2,578,600 less, with handover in January 2029.

If the test is a finished apartment you collect in 2027, Garden Lakes is the direct alternative at lower figures. Choosing Club Yard over it means paying for the club next door and the O West city.

Club Yard next to the club: what is open?

Club Yard takes its name from its place next to the O West club, whose first phase, 17 of 26 feddans, Orascom opened on 14 October 2026; Blue Ribbon runs it.

The first phase has an Olympic pool, two 25 m pools (one indoor, one outdoor) and a children's pool; 8 squash, 5 padel and 2 basketball courts; a five-a-side pitch, a full-size pitch and a running track; and the 2,569 m² TRAX building for children from age 3. The second phase, 9 feddans, is still being built, with a leisure pool, tennis, padbol and pickleball. Anyone collecting the keys in August 2027 will find a club that has been running for 10 months.

O West itself covers 1,007 feddans on the Wahat Road, and Orascom places it by its closeness to Juhayna Square, Mall of Egypt and the Grand Egyptian Museum. From the Wahat Road you reach the Middle Ring Road and the 26th of July Axis.

Club Yard O West pros and cons

Club Yard O West's main advantage is the earliest handover in O West (August 2027), fully finished, next to the club; its main drawback is a plain-apartment metre above every other O West apartment in October 2026.
