Hayah October Residence, listed as Hayah Residence, is a new project by Jawad Developments in 6th of October City, on the Wahat Road next to MSA University. It covers 42,000 m², of which only 22% is buildings and 78% open and green space. It holds 521 units: 389 semi-finished apartments of 105 to 215 m², and 132 small, fully finished, air-conditioned hotel-style units of 34 to 75 m², plus a commercial area called Hayah Walk. The project is under construction, with work started in June 2025, and the payment plan is 10% down over 8 years.

Hayah Residence October or Hayah Residence New Cairo?

They are two different projects with the same name. This page is about the new Hayah Residence in October by Jawad Developments, on the Wahat Road. Hayah Residence New Cairo is an older project on North 90th Street by Haya for Urban Developments. And El Hayah in Nasr City is something else again. So when someone mentions "Hayah Residence", ask first: October or New Cairo?

Where is Hayah October Residence?

On the Wahat Road in 6th of October City. According to the project's details, it is one or two minutes from MSA University and the tourist walkway, 3 to 4 minutes from Carrefour and Juhayna Square, 5 minutes from Mall of Egypt, 7 minutes from Mall of Arabia and 5 to 7 minutes from Dar Al Fouad Hospital. The Ring Road, 26th of July Corridor and Dahshur Link are about 10 minutes away, Smart Village 10 to 12, and Sphinx Airport, the Pyramids and the Grand Egyptian Museum about 20. Two kinds of units for two kinds of buyers

Family apartments: semi-finished, 105 to 215 m²

389 apartments, from 105 m² for a small family up to 215 m² for a large one. They are handed over semi-finished, so you finish to your own taste, but budget for floors, kitchen, bathrooms and air conditioning on top of the price.

Hotel-style units: finished and air-conditioned, 34 to 75 m²

132 small units, fully finished in a hotel style and air-conditioned, from 34 to 75 m². These are clearly suited to letting, being a minute from MSA University, whose students, their families and nearby staff are a natural market.

78% open space: what it means for you

On 42,000 m², buildings take only 22% and the rest is plazas and greenery. That means wider gaps between buildings, more open views and less crowding inside. It matters in a project of 521 units on a relatively small plot: that ratio keeps it from being a block of buildings pressed together. Ask to see the master plan and exactly what your building will face.

Choosing the size

Among the family apartments, 105 m² suits a couple or small family, over 150 m² a family with children, and 215 m² a large family. Among the hotel-style units, 34 m² fits a student or single person, and 75 m² a couple, or a small office if the licence allows. Do not buy bigger than you need: every extra metre means a bigger instalment, finishing and maintenance.

Hayah Walk: the commercial area

According to the project's details, the commercial area, Hayah Walk, covers 8,400 m² with a 370-metre frontage on the Wahat Road. A mall fronting a main road puts daily services next to residents and brings activity to the place.

According to the project's details: Hayah Walk mall, a clubhouse and health club, pools, sports courts, a gym, pet areas, a mosque, a banking area, fountains, round-the-clock security, electric car chargers, underground storage, and jogging and cycling paths. Payment plan

The recorded plan is 10% down with instalments over 8 years. Prices differ between sources, so we will not quote one until it is confirmed. Ask for a written offer with the exact unit's price, the deposit, the instalment and the full schedule, and check there are no other payments, such as a handover or maintenance payment, left out.

Compare with the new projects around it

When you get the written offer, divide the unit's price by its area and compare it with the cheapest apartment's price per metre in new projects nearby: Kite about 49,000, handover early 2027; Diar II about 62,100; Jazebeya about 76,400, handover 2030; O West about 95,200. Count the finishing too: Hayah Residence's small units are finished and its family apartments semi-finished, so add the finishing cost to a family apartment's price before comparing.

Still under construction: what to ask

Work started in June 2025, and the handover date differs between sources, so we do not give a year. That means you should check for yourself:

• The handover date written in the contract, and what happens if it slips.
• The building licence and the project's ministerial decree.
• Construction progress: visit the site from time to time.
• Who will manage the hotel-style units, and how rent is shared if there is a management scheme.
• The service charge and maintenance deposit.
• Whether the contract area is net or includes common areas.

Who is Jawad Developments?

According to the project's details, its chairman is Adel Abdel Gawad, and its projects include Fal Plaza, with 250 units. Ask about its delivered projects and visit them if you can before booking.

For investment

The small hotel-style units near MSA can be let to students, staff and visitors after handover, and the family apartments to families on longer contracts. But there is no rent before handover while instalments run, so plan how long you can carry them alone, and work out the return with real rents for similar units near the university.
