Kite Complex 6th of October City is the commercial, administrative and medical hub of the Kite compound, by Centrada Developments, on about 11,000 m² in 6th of October, published as sitting on the Wahat road opposite West Somid. What sets it apart from most commercial projects around it is the deposit: just 1% on every unit, with the rest over about eight and a quarter years, and handover announced for January 2030. Clinics are handed over finished.

Kite Complex prices 2026

• Offices: 2,762,500 for the smallest at 34 m², 20,088,000 for the largest at 180 m².
• Clinics (finished): 34 m² is the smallest at 4,284,000; 226 m² the largest at 27,720,000.
• Shops: the first is 48 m² at 10,080,000, the last 123 m² at 23,564,600.

The small office comes to about 81,250 a metre, the project's lowest. Offices run the opposite way to clinics and shops, though: the bigger the office, the dearer the metre, reaching near 111,600 on the 180 m² unit. A clinic's metre stays almost level, around 126,000 small and 122,700 large, while shops get cheaper with size, from 210,000 a metre at 48 m² to about 191,600 at 123 m².

Two small offices or one large one?

In plain numbers, the 180 m² office costs 20.09 million, more than seven times the smallest, while its area is only about five and a quarter times larger. If your business needs a lot of space, small adjoining offices may cost less, provided the developer agrees in writing to joining them.

Kite Complex payment plans

• Smallest office: 27,625 to book, then about 27,460 a month.
• Smallest clinic: a deposit of 42,840 and an instalment near 42,580.
• Smallest shop: 100,800 first, then roughly 100,190 monthly.
• Largest office: 200,880 to reserve, with instalments near 199,700.

The deposit here is token, so the monthly is almost the price divided by the number of months. Booking is easy; the real commitment is the instalment, so make sure it fits your income before the small deposit wins you over.

What will be paid at handover?

January 2030 is about 39 months away. By the keys you will have paid around 39.8%: near 1.1 million on the smallest office, 1.7 million on the smallest clinic and about 4.01 million on the smallest shop, with more than 60 instalments still to go.

Clinics for sale in Kite Complex

Clinics come finished, which saves a large part of the fit-out bill. Nearby:

• Patterns West, 3.5 km away in Sheikh Zayed: a 28 m² clinic for 3.22 million, around 115,000 per metre; with 5% down and eight years to pay, the monthly is near 31,900.
• Nmq, 4.1 km off: its first clinic is 39 m² for 5,085,304, close to 130,400 a metre, over nine years at about 44,700 monthly.
• C9, by the same developer 4.2 km away: clinics begin at 58 m² for 6,264,000, which is 108,000 a metre.

At Kazan Plaza, 5 km away, the metre is lower: a 63 m² clinic is 6.64 million, near 105,400 per metre, but it asks 20% down (1,328,040) over just five years, so its monthly is far heavier than here.

So the Kite Complex clinic metre sits mid-market, above Patterns West and C9 and a little under Nmq. What sets it apart is the small deposit and the finishing.

The lowest office metre around

The 34 m² office is the cheapest way into the project and one of the area's lowest office metres:

• C9: a 47 m² office at 4,032,000, about 85,800 a metre, on the same 1% and eight and a quarter years, with handover announced for January 2029, a year ahead of Kite Complex.
• Patterns West: its 40 m² office costs 4.4 million, 110,000 per metre.
• Jazebeya, 3.9 km off: offices open at 51 m² for 6,023,100, near 118,100 a metre.
• Centrada Rise, also Centrada: the first office is 43 m² for 7,151,770, around 166,300 a metre, sold with a 10% deposit and seven years of instalments.

Where the shops stand

The shop metre here, near 210,000, is close to Jazebeya's (its first shop: 32 m² for 6.76 million, about 211,200) and below Nmq (a 28 m² shop at 6.86 million, near 245,100) and Centrada Rise (48 m² at 11.54 million, around 240,400). C9's shops are cheaper per metre: the first is 30 m² for 4.5 million, or 150,000. Kite Complex's smallest shop is 48 m², so the entry ticket is higher than its neighbours', for more space.

Kite Complex or C9?

Both are Centrada projects on the same plan: 1% down and the rest over about eight and a quarter years. C9 is announced for January 2029, a year earlier, and its office, shop and clinic are all cheaper per metre. Kite Complex's smallest office, however, costs less in total (2.76 million against 4.03 million) at a lower metre, and its clinics come finished.

The compound next door

The Kite compound itself, which holds Kite Complex, sells one- to three-bedroom flats, the smallest 72 m² at 3,650,400, at roughly 49,000 to 51,000 a metre, on 10% down over ten years, with handover announced for February 2027. If the dates hold, residents will be there about three years before the shops and clinics are handed over, which matters if you are buying to let to a business that relies on neighbours.

Kite Complex location

As published, the project is on the Wahat road opposite West Somid, inside the developer's Kite residential compound, so its residents are the nearest customers for the shops and clinics. The distances Centrada gives: October University for Modern Sciences and Arts 3 minutes, Mall of Egypt 5, Mall of Arabia 7, with the 26th of July axis nearby.
