Lugar Compound New Zayed: a sweet price, a heavy instalment

Lugar Compound New Zayed is by Gates Development on about 65 feddans, roughly 40% of it greenery and lakes per the project data. Sphinx Airport is a minute away, the Dabaa Axis and the Dahshur link are close, and the Alexandria desert road is about 7 minutes off. Handover is January 2028. The flat metre here is one of the cheapest in New Zayed, but one thing needs careful sums before the excitement: the payment plan is just 5 years.

Lugar New Zayed prices

Gates' offer this month, with no finishing stated for any type:

• Two bedrooms on 115 m²: from 5.64 million (close to 49,000 a metre).
• Three bedrooms: 145 m² for around 7.11 million, at a similar metre.
• Townhouses (three bedrooms, 185 and 190 m²) start at 14.48 million, about 78,300 a metre.
• The five-bedroom villa, 255 m², lists for roughly 22.25 million, around 87,300 a metre.

All two-bedrooms are 115 m², yet prices run from 5.64 to 6.65 million, about a million apart on the same size: a floor or frontage difference. Townhouses from 185 to 190 m² add about 1.02 million, far above the townhouse's own metre, so those 5 metres are probably not the reason.

The instalment: only 5 years

Just 5% down is easy. But the rest runs over 5 years, so the monthly figure is large: roughly 89,300 on two bedrooms, 112,500 on three, 229,300 on a townhouse and near 352,300 on the villa. This cheap flat needs a high monthly income. Handover is fifteen months off; by the keys roughly 29% of the price is paid, leaving three years and nine months of instalments.

Three bedrooms or two?

The metre is almost the same, so the three-bedroom costs about 1.47 million more for 30 extra metres and a room. But the instalment rises by about 23,000 a month, so this is a monthly-income decision more than a price one.

Against the neighbours

Flats

• Rivers, 1.2 km away: the closest on price, with 120 m² two-bedrooms from 5.49 million (near 45,700 per metre) and 155 m² three-bedrooms from 7.32 million, also over 5 years, but due January 2030, two years after Lugar. With the same deposit and term, Rivers' two-bedroom runs near 86,900 a month, only about 2,400 below Lugar's, so Lugar gives you the keys two years earlier for a small difference.
• Hills of One, 600 m away: 129 m² two-bedrooms from 10.99 million and three-bedrooms from 14.84 million for 182 m², over 8 years, December 2029.
• Mar Ville, 1.4 km away: 113 m² two-bedrooms from 11.5 million and a 166 m² three-bedroom at 15.7 million, over 10 years, October 2028.

Lugar's flats cost roughly half of Hills of One's and Mar Ville's, and only Rivers is on its level, two years later. Those dearer flats carry relatively lighter instalments thanks to longer terms, though: Mar Ville's two-bedroom costs near 91,000 monthly across a decade, close to Lugar's across five.

Duplexes and one-bedrooms around it

Rivers also sells a 220 m² three-bedroom duplex near 11.7 million and a 235 m² four-bedroom duplex near 12.21 million, both over 2 million below Lugar's townhouse and larger, though due November 2030. Lugar has no one-bedrooms; on a budget under 5.6 million, Mar Ville's one-bedrooms start at 74 m² for 9.5 million, dearer than Lugar's two-bedroom itself, so the better value here is a resale two-bedroom from 4.14 million.

Townhouses and villas

Lugar's 185 m² townhouse near 14.48 million is not the cheapest around: Key Of Greens, 1.8 km away, sells three-bedroom townhouses from 184 m² near 9.94 million, some 4.5 million less for about the same size, though due January 2030; its five-year plan comes to roughly 149,200 monthly. Rivers' townhouse, near 16.74 million for 180 m², hands over five months before Lugar, its ten-year plan near 132,500 monthly. Lugar's 255 m² five-bedroom villa near 22.25 million compares with Rivers' 227 m² five-bedroom near 18.59 million and a twin at Dejoya Villas, 250 m² near 22.5 million on a ten-year plan. Dejoya Villas' 302 m² four-bedroom villa at 32 million comes to about 253,300 a month over 10 years, some 99,000 lighter than Lugar's villa (near 352,300) despite costing about 9.75 million more. Key Of Greens' largest townhouse, 220 m² near 13.71 million, is cheaper than Lugar's smallest and 35 m² bigger.

Apartments for sale in Lugar New Zayed from owners

Owners had 24 listings in October 2026: twelve two-bedrooms, all 115 m², asking 4.14 up to 7.11 million; eleven three-bedrooms between 125 and 145 m², asking roughly 5.99 up to 10.6 million; and one 185 m² townhouse near 11.28 million. The owner's townhouse undercuts the developer's by about 3.2 million, and the cheapest owner's two-bedroom by about 1.5 million, near 36,000 per metre. The cheapest owner's three-bedroom, 5.99 million for 125 m², comes to near 47,900, much like the developer. On the other hand, the dearest owner's two-bedroom (7.11 million) is above the developer's dearest (6.65 million), so ask what extra it has.

The project is not yet handed over, so a seller may have paid part of the price, leaving instalments for you to carry on. Get the account statement and know exactly what remains, since those instalments may be lighter than the developer's if the seller has paid a lot.

Lugar New Zayed master plan

Per the project data: artificial lakes, parks, a yoga area, a children's area, pools, a clubhouse, running and cycling tracks and courts, plus security and maintenance. Juhayna and El Hosary squares, Mall of Arabia and Mall of Egypt are all close.

Before booking

With a small deposit and a middling income, be careful: the small deposit here does not make the flat easy, since the instalment is what will strain you. Work the instalment against your income first, and compare it with a resale where the seller has already paid part.

Gates

Per the project data, Gates dates from 1996; its projects include Venia and Catalan in the Capital and Gates Prive in the Northern Expansion.
