Westview Residence New Zayed: a finished three-bedroom for 335,000 over a two-bedroom, with keys in ten months

Westview Residence New Zayed is a Housing and Development Properties HDP compound on 78 feddans in New Zayed. Flats come finished, on 5% down with the balance over eight years, and the announced handover is August 2027, roughly ten months from now. The metre opens near 48,800, clearly below the neighbours compared further down. That figure needs reading carefully, though, because the spread inside the three-bedrooms is wide.

• Two-bedroom, 100 m²: 6,003,984, about 60,000 a metre.
• Three-bedrooms: the cheapest covers 130 m² for 6,339,232; the dearest, 150 m², is 9,018,573.

A room and thirty metres for 335,000

Between the two-bedroom and the cheapest three-bedroom lie 30 m² and a full room, for only about 335,000 more, roughly 11,200 per added metre. No cheaper metre exists anywhere in the project, and the monthly payment barely moves. If you are torn between the two, the cheapest three-bedroom is the clearer sum, provided its position suits you.

Twenty metres for 2.68 million within the three-bedrooms

The odd part: from the cheapest three-bedroom (130 m²) to the dearest (150 m²) the price climbs some 2.68 million for just 20 m², about 134,000 per extra metre, more than twice the project's own rate. So the metre moves from 48,800 on the cheapest to close to 60,100 on the dearest. Ask about the difference: floor, view and where the building sits in the compound, and see the cheaper unit in person before basing your sums on it.

Westview Residence payment plan: 96 months

• Two-bedroom: 300,199 to book, then around 59,400 a month.
• Cheapest three-bedroom: a 316,962 deposit and instalments near 62,700.
• Dearest three-bedroom: about 450,900 first, then close to 89,200 monthly.

Keys with only 15% paid

Handover falls after 10 of 96 instalments, so close to 15% of the price is settled when you take the keys: about 894,000 on the two-bedroom and 944,000 on the cheapest three-bedroom. The remaining 86 months, a little over seven years, run while you live there. Few plans nearby ask so little before handover, since most neighbours deliver two years or more from now. With the date this close, ask how far your building has actually got before relying on it.

Apartments for sale in Westview Residence from owners

Owners listed nine flats in the second half of October 2026, all three-bedrooms of 130 to 140 m², asking 7 to 9 million, roughly 53,800 to 64,300 a metre. The developer's cheapest three-bedroom of the same 130 m² undercuts the cheapest resale ask by about 661,000. Resale here sits above the developer, the opposite of many projects still far from handover. Before paying the extra, ask the seller about floor and view, ask the developer whether a unit in a similar spot is still available, and set the two side by side.

Resale can still make sense

A seller here has usually paid part of the price and is waiting for the keys like you. Ask how much they have paid, how much remains owed to the developer, and whether the remaining instalments transfer to your name or the difference is due in cash. That sum tells you whether the premium is worth it.

Westview Residence, or Q Hills?

Q Hills, 2.1 km away, is the closest neighbour on price. Its two- and three-bedrooms run over ten years, and keys are due September 2029, some 25 months after Westview.

• A Q Hills three-bedroom is 150 m² for 10.35 million; Westview's dearest three-bedroom of the same size costs about 1.33 million less, though the Q Hills monthly is a little lighter (near 81,900) thanks to the longer term.
• The Q Hills two-bedroom (125 m², 8.25 million) runs roughly 1.91 million above Westview's cheapest three-bedroom, while being 5 m² smaller.
• Q Hills sells an 80 m² one-bedroom at 5.36 million; Westview's two-bedroom adds only around 644,000 for 20 more metres and a room.

Westview Residence, or Naia West, Karmell and VYE SODIC?

• Naia West, 2.6 km off, is finished too at about 75,000 a metre. Its first three-bedroom is 155 m² near 11.63 million over ten years, some 2.6 million above Westview's dearest for 5 more metres, due October 2030.
• SODIC's Karmell New Zayed, 2.3 km away, starts its three-bedrooms at 157 m² around 16.16 million, over 7 million above the top three-bedroom here, with keys in March 2028.
• VYE SODIC, 1.6 km off, opens three-bedrooms at 132 m² close to 19.18 million, about three times Westview's cheapest, with an announced date of December 2026.

For the same number of rooms, then, Westview asks less than its neighbours by anything from 1.5 million to over 12 million. Ask about the difference: location, services and developer. On price alone, it is the lowest door into a finished three-bedroom among these projects.

Neighbours' resale against Westview

The owners' market around Westview holds some figures strikingly close to it:

• At Karmell, a 150 m² resale three-bedroom asks from 9.5 million, only about 480,000 above Westview's dearest three-bedroom of the same size.
• At VYE SODIC, the cheapest resale three-bedroom is 142 m² at 8.5 million and the cheapest two-bedroom 102 m² around 6.42 million, very near Westview's two-bedroom.
• At Naia West, resale two-bedrooms of 135 m² start at 8 million.

These numbers sit far below the developers' own prices there; VYE SODIC, for instance, sells three-bedrooms from 19.18 million. So they most likely show what has been paid so far, not a full flat price, with the rest still owed by the seller. Before comparing neighbours' resale with Westview, ask for the account statement and the balance; the gap then returns to its true size.

What to choose by budget

• Around 6 million: Westview's two-bedroom or cheapest three-bedroom, and the gap is small enough that the three-bedroom wins if its spot suits you.
• Around 9 million: the dearest three-bedroom here, a resale three-bedroom in the same compound once floors are compared, or a Q Hills two-bedroom if waiting until 2029 is fine.
• Above 11 million: Naia West opens up, at a higher price and keys three years after Westview.

Westview Residence location

As published for the project, the compound is three minutes from the Dabaa Axis and about five from the desert road, beside Emaar's Belle Vie. Some 83% of the land is greenery and water, served by two main gates. HDP has many other projects, including SQ1 and Talda in New Cairo, Club Hills Residence in October and The Island at Marina 5 in Alamein.
