About Crescent Walk New Cairo

Crescent Walk New Cairo: the same apartment, 8 million apart between phases

Crescent Walk New Cairo is a residential compound by Marakez on 118 feddans in the 6th Settlement. The cheapest unit is a 93 m² one-bedroom apartment at EGP 8,464,000, with 5% to 8% down and 8 years of instalments; the apartments are fully finished, and the earliest handover is June 2029.

Crescent Walk is split into 3 phases: South, Central and East. The odd thing is that the same apartment of the same size costs up to 8 million more in one phase than another, while villas work the other way round, cheaper in the phase whose apartments are dearest. So choosing the phase matters more here than choosing the unit.

Who is Crescent Walk for?

A family that wants a large apartment at a reasonable price

A 144 m² two-bedroom in South at 12.5 million and a 220 m² three-bedroom at 19.7 million, both finished. These are large sizes for apartments in the 6th Settlement.

A very large family

There is a 285 m² four-bedroom apartment, a 303 m² four-bedroom penthouse and villas of up to 7 bedrooms on 403 m². A 7-bedroom villa is rare in New Cairo.

Someone who wants an early handover

The East phase is handed over in June 2029, about 7 months before South and more than a year before Central.

Someone looking for the most space at the lowest price per metre

The penthouses and large apartments in South cost about 87,000 to 99,000 per m², among the lowest in the project.

A 144 m² two-bedroom: South, Central or East?

  • South: 12,508,000, about 86,900 per m², 8% down, handed over January 2030.
  • Central: 15,486,000, about 107,500 per m², 5% down, handed over September 2030.
  • East: 20,946,000, about 145,500 per m², 8% down, handed over June 2029.

The same size, and the gap between South and East is about 8.44 million. What you get in East is handover only 7 months earlier. The gap most likely comes from the building's place on the master plan or the view, so ask about it. But if that does not matter to you, the South apartment is the clearest deal in the whole project.

Three bedrooms and one: the same picture

The gap in South's favour is not only in the two-bedrooms:

  • Three-bedroom: in South from 220 m² at 19,738,000, in Central from 197 m² at 21,452,000. So South is 23 m² larger and about 1.71 million cheaper, and handed over 8 months earlier.
  • One-bedroom: in South 93 m² at 8,464,000, in Central 89 m² at 8,782,000. The gap is small, but Central's deposit is 5% instead of 8%, so if you have little cash, Central saves you about 238,000 on the deposit.

The upshot: for apartments, South is the phase to start with, unless the deposit is what limits you.

Villas and twin houses: East is cheaper and sooner

For houses the picture flips, and East is the cheapest:

  • 403 m² 7-bedroom villa: East 61,269,000, Central 66,771,000. So East is 5.5 million cheaper and handed over 9 months earlier.
  • 333 m² 6-bedroom villa: East 53,854,000, Central 57,316,000. A gap of about 3.46 million.
  • 5-bedroom twin house: East 34,411,000, Central 38,363,000. A gap of about 3.95 million.

The villas and twin houses in both phases are recorded as semi-finished. So if you are going for a house, start with East.

Penthouse or large apartment?

In South there is a 303 m² four-bedroom penthouse at 28,008,000 and a 285 m² four-bedroom apartment at 28,332,000. The penthouse is 18 m² larger and about 324,000 cheaper. The three-bedroom penthouse is 243 m² at 23,957,000, about 98,600 per m².

If you want a villa's space without a house's stairs and the responsibility of a garden, the four-bedroom penthouse is the best value among the large apartments.

4-bedroom or 7-bedroom villa?

In East, a 240 m² 4-bedroom villa costs 39,796,000, about 165,800 per m², and a 403 m² 7-bedroom villa 61,269,000, about 152,000 per m². So 163 m² and 3 more rooms for about 21.5 million, about 131,700 per extra metre, less than the small villa's price per metre. In between is a 268 m² 5-bedroom twin house at 34.4 million, 5.4 million cheaper than the 4-bedroom villa with an extra room. If the villa does not have to be standalone, the twin house is better than the 4-bedroom villa here.

Finished or semi-finished?

The apartments in all three phases are recorded as fully finished, and all the houses as semi-finished. So when you compare a large apartment or penthouse with a villa, factor in that the villa needs money and months of finishing after handover, and the apartment does not. That makes the real price gap between the penthouse and the villa larger than it looks on paper.

What income does the instalment suit?

Instalments run over 8 years in every phase. If the instalment is to stay under a third of household income:

  • One-bedroom in South: EGP 677,120 down and an instalment of about 81,100 a month, so an income of around 243,000.
  • Two-bedroom in South: EGP 1,000,640 down and an instalment of about 119,900, so an income of around 360,000.
  • Three-bedroom in South: an instalment of about 189,200, so an income of around 567,000.
  • East twin house: an instalment of about 329,800, so an income of around 989,000.
  • East 7-bedroom villa: an instalment of about 587,200, so an income of around 1.76 million.

These are approximate and before any increases; the details are under payment plans.

Crescent Walk against its neighbours

Using the price per m² of the cheapest unit of the same type in nearby projects:

  • Apartments: Crescent Walk about 86,900, Ever New Cairo about 80,300, El Patio Riva about 71,800 and Nest about 65,200.
  • Villas: Crescent Walk about 152,000, The Crest about 130,100, Midtown East about 127,300 and Vallis about 125,200.
  • Twin houses: Crescent Walk about 128,400, Hyde Park about 160,200 and Ever New Cairo about 104,900.

South's apartments are close to their neighbours' prices and slightly above, but finished and larger. The villas are dearer than their neighbours, and the East twin house is clearly cheaper than Hyde Park's.

The location: the 6th Settlement

The compound is in the 6th Settlement, about 7 minutes from Golden Square and 12 from the American University, near the Ain Sokhna road, the Suez road, the Middle Ring Road and South 90th Street. Its immediate neighbours, El Patio Riva and Ever New Cairo, are within a kilometre. See it under location, or browse the other projects on the 6th Settlement page.

Who is Marakez?

Marakez's projects include District 5 in New Cairo, about a quarter of an hour away, and Ramla on the coast.

Things to know before you book

  • The apartments are fully finished, and the villas, twin houses and townhouse semi-finished, so factor in the cost of finishing.
  • Ask why the price differs between phases for the same size, and check the building's place on the master plan and the view from the unit itself.
  • Read the pros and cons and the amenities above.
