Owana Compound Ras El Hekma is a new beach village by Al Diwan on 11 feddans in Ras El Hekma on the North Coast. In October 2026 a studio of 28.5 to 40 m² starts at EGP 2,500,000, with 5% down (EGP 125,000) and the rest over 10 years.

In Ras El Hekma, studios with a known developer price and payment plan start at about EGP 6 million. Owana comes in at well under half that, which makes it one of the few ways onto this stretch of coast on a mid-level salary. We set out below what Owana costs month by month, how it sits against other Ras El Hekma studios and chalets, and which details still need confirming before you book.

Owana prices in October 2026

Owana prices in October 2026 start at EGP 2,500,000 for a 28.5 to 40 m² studio, with 5% down over 10 years. One-bedroom chalets from 59 m², two-bedroom penthouses from 108 m² and two-bedroom chalets are also offered, but their prices are not yet confirmed. Owana apartments: which studio size?

The studio range is wide. If EGP 2,500,000 buys 28.5 m², the metre is about 87,720; if it buys 40 m², about 62,500. Those 11.5 m² can be the difference between a bed and sofa sharing one space and a separate sleeping corner, so the first question on WhatsApp at 01270970000 is which size the starting price applies to.

Owana payment plan: what does a year cost?

An Owana studio needs EGP 125,000 down, then about EGP 19,790 a month for 120 months, or about 237,500 a year, at October 2026 prices.

With the instalment kept to a third of household income, the studio needs about EGP 59,400 a month. That is far below any other Ras El Hekma studio with a known plan in October 2026: an Azzar Island studio runs about 48,290 a month and needs an income of about 144,900. For a buyer who plans to let the studio in summer to help with the instalment, EGP 237,500 is the yearly figure summer rent has to reach for the unit to pay for itself. Before counting on rent, ask whether the studio faces the sea or sits further back, and who would let and manage it while you are away.

Owana completion date

Sources give different completion dates for Owana, so none is written here. Have the month and year written into the contract, since every summer before handover costs about EGP 237,500 in instalments without a day spent there.

Paid by handover after two, three or four years

Because the completion date is unconfirmed, this table shows what an Owana studio buyer will have paid if handover comes after two, three or four years, at October 2026 prices and with no handover payment:

Even with a four-year wait, the studio is handed over with less than half the price paid, and the rest runs while you use or let it.

Owana or another Ras El Hekma studio or chalet?

At EGP 2,500,000, an Owana studio is about 3,600,000 below an Azzar Island studio (6,100,000) and about 5,222,000 below a Salt studio (7,722,000), at October 2026 prices.

Azzar Island and Salt sell finished studios with announced handovers, October 2029 and March 2031. Owana has no announced finish or completion date as of October 2026, which explains part of the price gap; ask about finishing before comparing the numbers. For a separate bedroom, a 65 m² Cali Coast chalet costs EGP 6,582,000 at about 57,900 a month over 9 years, and a 72 m² Safia chalet costs 6,910,000 at about 56,140 over 10 years with only 172,750 down; both hand over in October 2030. Lamera in Ras El Hekma also lists a 60 m² studio at EGP 2,400,000, the closest to Owana on price, though we do not hold its payment plan or completion date.

Owana location and Al Diwan

Owana is at kilometre 205 in Ras El Hekma on the North Coast, on 11 feddans (about 46,200 m²). Its exact pin is not yet on our map, so ask on WhatsApp how far the village is from the sea and what the units overlook.

Eleven feddans is a small village. That usually means a quieter summer with fewer residents, but also fewer facilities inside than the Ras El Hekma projects that spread over hundreds of feddans. Ask what Owana will include: a pool, a private or shared beach, shops and security. Al Diwan also has Villar in New Cairo. Because Owana is new, ask which Al Diwan projects have been delivered, visit one, and request the building permit and land contract before paying the down payment.

Owana pros and cons

Owana's main advantage is the lowest known developer instalment in Ras El Hekma in October 2026, about EGP 19,790 a month; its main drawback is an unannounced finish, completion date and chalet price list.

• Pro: an instalment under half that of any other Ras El Hekma studio with a known plan.
• Pro: a small 11-feddan village, quiet in summer.
• Pro: only 5% down over 10 years.
• Con: compact studios from 28.5 m².
• Con: no announced finishing level or completion date.
• Con: chalet and penthouse prices still unconfirmed, so there is no way yet to price a bedroom.
