D.O.S.E Al Dabaa: a 9.75 million apartment, or a chalet handing over two years sooner?

D.O.S.E is a village in Al Dabaa on the North Coast by Akam Alrajhi Developments, on about 125 feddans, with the developer selling across several phases, from apartments to large villas. Units are fully finished, most with 10% down and the balance over 10 years. The lowest developer price in October 2026 is EGP 9,750,000 for a one-bedroom apartment.

• 2-bedroom apartment: 88–121 m², from 10,956,000 (12 available).
• 3-bedroom apartment: 119–166 m², from 14,280,000.

• 2-bedroom chalet: 95–108 m², from 17,100,000, handover December 2027.
• 3-bedroom chalet: 136–140 m², from 23,188,000, handover December 2027.

The main decision is apartment or chalet: the 65 m² one-bedroom apartment is 9,750,000, handing over in January 2030, and the one-bedroom chalet of the same size is 12,607,200, handing over in December 2027. You pay about 2.86 million more to receive two years earlier and get a chalet.

The one-bedroom apartment needs 975,000 down, then about 878,000 a year over 10 years. The site's plans also list 10% over 5 and 6 years and 5% over 8 years.
