Zaha Park New Capital City: a clinic and an office at the same price, a shop at nearly double the metre

Zaha Park New Capital City is a nine-storey mall by Home Town Developments on a plot of about 7,200 m² in MU23. Each trade has its own floors, shops, offices and clinics, and every unit comes with an outdoor terrace. The developer currently offers small units of three kinds, due in March 2027.

Zaha Park New Capital City prices

• A finished 35 m² clinic: about 5.14 million, 10% down over 6 years, so 513,700 up front and about 64,200 a month.
• A finished 35 m² office: the same price, but 15% down over 7 years, so 770,550 up front and about 52,000 a month.
• A 39 m² shop, finishing not stated: about 9.63 million, 15% down over 9 years, so 1,444,500 up front and about 75,800 a month.

Clinic, office or shop?

The clinic and office cost exactly the same, near 146,800 a metre. The difference is the plan: the clinic has a smaller deposit and a higher instalment, the office the reverse. The shop's metre is about 246,900, some 100,000 higher. An owner listed a 35 m² shop at 8.5 million in mid-October 2026, a metre very close to the developer's, so resale offers little advantage here.

How much will you have paid by handover?

Handover is about five and a half months away, so you take the clinic with near 17% paid, about 870,000, the office with near 21%, about 1.06 million, and the shop with near 19%, about 1.86 million. Everything else falls after handover, so if you let the unit, rent starts helping early.

Clinics for sale in Zaha Park New Capital City

The mall has a medical centre with clinics; the clinic here is 35 m² and finished. Its advantage is a building with visitor traffic from shops and cinemas; its drawback is that the small area will not suit large equipment. Around it:

• Ivory Plaza (400 m, December 2026): a 62 m² clinic near 9.3 million (150,000 a metre), but half the price up front and 4 years for the rest.
• The Loft Plaza (6.2 km): a 35 m² clinic near 4.55 million (130,000 a metre).
• Radix Agile (6.9 km): a 35 m² clinic near 5.26 million.

So a Zaha Park clinic costs about the same as Radix Agile's for the same area, about 590,000 more than The Loft Plaza's, and is close in metre to Ivory Plaza, whose deposit is very heavy. Ask which medical activities the floor allows and the mall's operating hours.

Office and shop against Taj Tower and Ivory Plaza

A Zaha Park office, at 146,800 a metre, is cheaper per metre than Taj Tower's (240,000, the smallest 28 m² near 6.72 million) and 6ixty Iconic Tower's (near 209,200), and close to Ivory Plaza's (a 41 m² office near 6.28 million, about 153,100) and Taj Tower 2's (near 158,000), which is due in 2032. Among shops, Zaha Park's metre is below Ivory Plaza (270,000 for a 28 m² shop), Taj Tower (315,000), 6ixty Iconic (near 361,700) and Udora Mall (near 388,600). So the Zaha Park shop is among the cheapest per metre around, even though it is double the office metre inside the same mall.

Inside the mall

Per the project data:

• An artificial lake with weekly shows, a bowling alley, cinemas and dancing fountains.
• A food court, a sky lounge, a children's area and a zone for gold jewellers.
• Business-hub space for companies, underground parking and central air conditioning.
• Partial solar power, CCTV and fire-fighting systems.

MU23 and roads

Per the project data, the mall is near the Mohamed Bin Zayed axis, the Capital's airport, the Green River, Al Masa Hotel, the Canadian universities, the Opera House and the Suez and Sokhna roads.

Home Town

The developer also has La Fayette Village and Udora Mall in Downtown, Canyon8 in R8, and Home Residence in the 6th Settlement. With Zaha Park about five months from its date, you can follow construction on site before paying.
