Lafayette Mall New Capital, also written La Fayette Village, is a commercial project by Home Town Developments on about 43,000 m² downtown, right opposite Al Masa Hotel. The idea is a "commercial village": buildings of shops and offices linked by walkways, with open space between them for outings and entertainment.

The shop on offer

The developer's shop is 67 m², at EGP 20,000,000, about 298,507 a metre, on 15% down, or 3,000,000, with the rest over 9 years at about 157,407 a month. It is due in October 2027, so letting can start in just over a year.

• The Loft Plaza: about 316,882; UniTower: about 308,368.

So La Fayette's shop costs about 298,500 a metre, below Udora Mall, The Loft Plaza and UniTower and above 6ixty Walk One and Ezdan. The real difference is footfall rather than price: a place with cinemas, a theatre and a lake draws people in the evenings and at weekends, not just office workers.

These shops are smaller than the one at Lafayette Mall, so the total is lower while the metre is higher at most of them. The choice is between more space here and a lighter instalment on a smaller shop nearby.

Lafayette Mall New Capital floors

Lafayette Mall is advertised with a ground floor and 5 commercial floors, each with a different use, and 3 frontages, one of them facing Al Masa Hotel.

A shop's floor changes its trade: the food-court floor works differently from the skating floor. Before paying, ask for the handover specification in writing, covering interior finishing, frontage and air conditioning, because fit-out comes on top of the price.

Downtown

The project faces Al Masa Hotel, sits beside the central station, and is close to the Government District, the Opera House, the Green River, the exhibition grounds, the Parliament area and the Mohamed Bin Zayed axis, one of the busiest spots in the Capital.
