Evet Mall New Capital City: shops, clinics and offices in MU12

Evet Mall New Capital City is a commercial project by Empire State Developments in the MU12 district of New Capital City, close to the capital's gates. It is published on a plot of about 4,800 m² over several floors, holding shops, clinics and offices. Not one shop size or price per metre has been announced for Evet Mall yet, so the list sits with the developer.

Shop, clinic or office?

• Shops: published alongside restaurants and outdoor cafés set among landscaping and water.
• Clinics: the mall is published as near the University of Hertfordshire; ask whether the medical floor is separate or mixed in with retail.
• Offices: ask whether they have their own entrance and lifts apart from shoppers.

"Several floors" comes with no number, so ask exactly how many, the built-up area above ground, which floor each use is on, and how many shops the street-facing ground floor holds.

Published services

A rooftop gym, a games area for children and teenagers, green spaces and water features, efficient lighting and eco-friendly materials, plus security cameras, cleaning and maintenance. Ask whether the gym will be open to the public by subscription or to unit owners only, and who will run it.

Who will walk past your shop?

The mall sits among housing projects: River District about a kilometre away, Village de la Capitale at 1.3 km and New Garden City at 1.7 km. Their residents are your customers, so ask when they hand over: River District starts at 10,000,000 for 116 m², Village de la Capitale at 7,004,000 for 62 m², and New Garden City at 3,883,000 for 84 m².

Roads and landmarks

The mall is published as near the capital's gates, the University of Hertfordshire, Al Fattah Al Aleem Mosque, the Iconic Tower and the Green River, reached by the Middle Ring Road and the Mohamed Bin Zayed Axis, with New Cairo about 20 minutes' drive away.

Questions before buying into a mall

A mall works once it fills, so ask who will manage the mall and lease units after handover, and whether there is an operating plan and an opening date. Ask the yearly service charge per metre, and whether trades are restricted, such as one shop per trade on each floor. Get a sample contract and check the terms if you plan to let your unit to someone else, including who pays the service charge then.

The brochure says the company began in 2021, rooted in Empire Group, which has worked for about 33 years in furniture and construction. In the New Capital it has El Centro Business Park and Upmount in R8, and in Ras Sudr it has Cyan. As it has developed only since 2021, ask how far construction has got on its earlier projects.
