River District New Capital: every unit on a different plan

River District is a compound in the New Capital by Nile Developments, on about 40 feddans, with Lebon Towers inside it. It has two to four-bedroom apartments and villas, handing over in October 2030. The lowest developer price in October 2026 is EGP 10,000,000 for a two-bedroom.

River District prices

• 2-bedroom: 116 m², 10,000,000, 25% down over 10 years.
• 3-bedroom: 144 m², 12,500,000, 5% down over 7 years.
• 4-bedroom: 199 m², 19,500,000, 25% down over 10 years.
• 4-bedroom villa: 218 m², 26,000,000, 15% down over 8 years.

What stands out is that each unit has its own plan. The two-bedroom has a large down payment (2,500,000) but a small instalment, about 750,000 a year over 10 years. The three-bedroom is the reverse: only 625,000 down, then about 1.7 million a year over 7 years.

With cash now and a wish for a light instalment, the two-bedroom; with a small down payment and higher income, the three-bedroom. The site's plans also list 5% over 10 years.
