Saada New Cairo: 370 of land with buildings on just 11%

Saada New Cairo is a Horizon Egypt Development project in New Cairo, on the Suez Road between the old and new carriageways. Its size is 370, but the unit differs between announcements, feddans in Arabic and acres in English, so get the figure in square metres from Horizon. The key number in the advert is the 11% building footprint: everything else is parkland, water, courts and services.

How the land is split

• Ten separate residential districts.
• Family parks over 305,000 m².
• Lagoons over 15,000 m².
• A 2,000 m² social clubhouse with a spa, pools and a children's area.
• A commercial strip over 2 km long.

The announcement says a major Middle East architectural consultancy drew the master plan, without naming it, so ask who it is.

Villas from 185 m², and hotel apartments

On offer are standalone villas, twin houses and townhouses from 185 m², plus serviced apartments inside two five-star hotels in the compound. Offices and shops sit in the "Saada Commercial Hub". Prices are not published.

The nearest figures on the map

Creektown, a close neighbour, lists 128 m² for 11,448,396; MAYAN 98 m² for 8,500,000; and Swanlake Residences 93 m² for 15,700,000. Those are flats and Saada is villas, so use them only for the area's metre, and ask Horizon for a villa price with plot and built area.

Schools, hotels and two "beaches"

Published inside: an international school, a sports club with courts, clinics, a shopping centre, a mosque, office buildings and two five-star hotels. The English text also lists "two private beaches" with activities, which is unusual in New Cairo, so ask what it means: a sand-edged artificial lake or something else. Services include round-the-clock security and surveillance, and an internal transport network, which matters on a site this size.

Between the old and new Suez roads

Published: a quarter of an hour to Cairo airport and Mostakbal City, twenty minutes to New Capital City, and near Rehab, Madinaty, Mirage City and Family Park. For anyone working in the capital or Rehab, the trip is short.

Ten districts: which one?

In a project this big, your district matters more than the compound as a whole. Ask where each district sits relative to the gate, the school and the clubhouse, and the distance between it and the two hotels and the shopping strip, since a district beside the shops is unlike one at the far end beside the parks.

Horizon Egypt

The announcement says the company is led by Sheikh Majid Bin Saeed Al-Nuaimi with partners, and has residential, commercial and resort projects, including Saada North Coast. Ask how the ten districts will be handed over in phases, which district is on sale now, and with which phase the school and hotels will open.
