V Residences by Villette is a phase of finished apartments in Villette compound by SODIC in the Golden Square, New Cairo, with every unit ready: a 246 m² penthouse from EGP 48,915,000 and a 212 m² three-bedroom from 50,476,000, on 10% down over 10 years, at October 2026 prices.

V Residences is the highest-priced phase in Villette. The question worth working out is what 50 million buys here that it does not buy at Sky Condos, its neighbour in the same compound. The numbers are below.

V Residences by Villette prices in October 2026 run from EGP 48,915,000 for a 246 m² three-bedroom penthouse to 60,023,000 for a 290 m² three-bedroom duplex, all fully finished and ready, on 10% down over 10 years. This is what Masharf (Keller Williams Masharf) holds:

The monthly figure is spread evenly over 120 months; SODIC's actual schedule may be quarterly or include annual payments. With the instalment at a third of income, the three-bedroom apartment needs a household income of about EGP 1,135,700 a month.

Penthouse or apartment in V Residences?

The 246 m² V Residences penthouse is 1,561,000 below the 212 m² three-bedroom apartment, 34 m² larger and with a fourth bathroom, in October 2026, so its metre is about 198,840 against 238,090 for the apartment.

The plain apartments (three and four bedrooms) carry the highest metre in the phase. If you do not need a fourth bedroom, the penthouse gives more space and an extra bathroom for less. The 290 m² duplex is 11,108,000 above the penthouse for 44 m² more, about 252,450 per added metre, which is above the apartment's own metre.

Ask for the penthouse roof size, which has not been announced and is what decides the comparison with the duplex.

How much do I pay at V Residences before the keys?

By handover you pay the down payment and the first two instalments, about 11.5% of the price: about EGP 5,804,700 on the three-bedroom apartment and 5,625,200 on the penthouse, at October 2026 prices.

If you plan to let, rent covering the instalment would be about EGP 1,786 per m² a month on 212 m², and about 1,491 per m² on the 246 m² penthouse. Compare both with finished-apartment rents in the Golden Square at handover.

V Residences or Sky Condos in Villette?

Sky Condos, in the same Villette and also ready on 5% down over 10 years, has a 181 m² three-bedroom at EGP 31,976,000, 18,500,000 below a V Residences apartment, in October 2026.

The clearest number here is the duplex: the Sky Condos duplex is 28 m² larger than the V Residences duplex and 5,366,000 less, both ready in the same compound. For the apartment, the Sky Condos metre is about 176,660 against 238,090 at V Residences.

The compound and the handover are the same, so the gap lies in the building itself: its position inside Villette, its view and its specification. Ask for the V Residences floor plan and its place on the master plan, and compare them with Sky Condos before paying 18.5 million more.

V Residences or another ready unit in New Cairo?

Near Villette, a 193 m² three-bedroom penthouse at Galleria Residence in the South Investors area costs EGP 25,976,721, ready on about 2.5% down over 8 years, 22,938,000 below the V Residences penthouse, in October 2026.

Galleria Residence is about 1.2 km in a straight line from V Residences, and so is Regent's Square, whose 344 m² duplex is 20,612,000 less and 54 m² larger, but hands over in December 2028 with a flexi finish. Within SODIC itself, Oak Residence in SODIC East has three-bedrooms of up to 225 m² ready, topping out at 26,252,000, roughly half the price of a V Residences apartment, but in New Heliopolis rather than the Golden Square.

The Golden Square lies between 90th Street and the Ain Sokhna Road, next to the American University in Cairo, a built-up area with schools, malls and hospitals running for years. Villette itself is SODIC's 301-feddan compound. That is what the gap with Oak pays for.

V Residences by Villette pros and cons

V Residences by Villette's main advantage is a finished unit ready in the Golden Square; its main drawback is an apartment metre about 61,430 above Sky Condos in the same Villette, in October 2026.
