City Gate pros and cons: the short answer first

City Gate Compound New Cairo pros and cons in one sentence: you pay more and wait longer, and in return you get a complete community, a big developer and a slightly longer plan. City Gate is Qatari Diar's project on 8 million m², with apartments, villas and offices in three phases. We compared it with the median of 176 New Cairo projects on Masharf, and this is what came out.

City Gate's first problem: the price

City Gate's price per metre starts at EGP 104,860, against a New Cairo median of 91,562. So a metre here costs about 15% more. The starting price is EGP 11,220,000 for a 107 m² two-bedroom apartment, against a median starting price in the area of 8,688,000. So the first unit here is more than 2.5 million above the median. If your budget matches a typical New Cairo project, City Gate will be above it.

City Gate's second problem: handover

Every unit is handed over in 2030: the villas in September, the apartments and offices in October. The median of New Cairo projects still under construction is 2028. So you wait about two years longer than most projects around it. And if you pay rent now, those two years are money, so put them in your sums.

Pro one: 10 years for the apartments

The apartments are on 10 years with 5% down, against a New Cairo median of 9 years. The smallest apartment's deposit is EGP 561,000, and if you split the rest evenly over 10 years, the instalment is about 88,800 a month. So you need an income of about 266,000 a month to keep the instalment within a third of it. This is a rough figure; the official schedule may be quarterly, so ask for it in writing.

Pro two: the amenities

City Gate has 10 amenities and facilities recorded on Masharf, against a New Cairo median of only 5. They include schools, a clubhouse, a medical centre and cycling tracks. Schools inside the compound in particular make a big difference for a family with children, because they save a daily trip. That is a large part of the gap you pay in the price per metre.

Pro three: a big developer and clear phases

Qatari Diar is a big developer, and the project is clearly divided: Sapphire Residence for fully finished apartments on 10 years, Jad Hills for villas on 8 years, and Level Business District for offices on 8 years. So you know from the start what you are buying, and the apartment is finished, so you will not spend on finishing after handover.

A third con: shorter plans for villas and offices

Villas and offices are on 8 years only. The smallest villa, 356 m², is EGP 68,930,000, with 3,446,500 down and the rest over 8 years, an instalment of about 682,000 a month. The smallest office, 108 m², is 17,960,000, with an instalment of about 178,000. So if you are buying a villa or an office, the shorter term makes the instalment heavy.

A note on the villas: the larger one may be better value

A six-bedroom villa on 423 m² is 75,260,000, and a five-bedroom villa from 356 m² is 68,930,000. So the larger villa, with 67 m² and a room more, costs only about 6.3 million more, and its price per metre is about 178,000 instead of 194,000. If you are looking at villas, compare the two before picking the smaller one because it is cheaper.

The offices: a dearer metre than the apartments

An office metre in City Gate runs between about 166,000 and 169,000, roughly one and a half times an apartment metre. That is normal for offices, but the return will come from rent, so ask about rents for offices nearby and work it out before buying.

Who does City Gate suit?

It suits a family that wants a complete community with schools and a medical centre, whose budget can take a price above the median, and who is in no hurry for the keys. It will not suit someone looking for the cheapest metre in New Cairo, or someone who needs to move in before 2030.

The verdict: is City Gate worth it?

By the numbers, City Gate wins on amenities and on the apartments' instalment term, and loses on price and handover. You pay more for a more complete community, and you wait longer.
