Naseem Compound El Sheikh Zayed

Naseem Compound El Sheikh Zayed is an apartment project by Golden Land Development in the Green Revolution area of Sheikh Zayed City, on 8.5 feddans. The advertised price was from EGP 35,000 per square metre in December 2025 and still the same figure in September 2026. The first apartment starts at EGP 2,100,000, with 10% down and the balance over 10 years.

Apartments run from a one-bedroom at 60 square metres to a four-bedroom at 227, across 10 buildings of ground plus four floors. Sphinx International Airport is three minutes from the gate.

Naseem Sheikh Zayed prices

Naseem Sheikh Zayed prices start at EGP 35,000 per square metre, and the opening unit, a 60-square-metre one-bedroom, is listed at EGP 2,100,000. Both figures appeared in listings dated December 2025 and February 2026, and the metre rate was repeated on pages updated in September 2026.

Sixty square metres at EGP 35,000 comes to exactly EGP 2,100,000, so the smallest Naseem apartment sits on the base metre rate with nothing added. Prices for the two-, three- and four-bedroom layouts are not confirmed by two sources yet. Send the size you want on WhatsApp and we will get the quote for that apartment.

At launch, Golden Land also announced a 5% discount for the first release and a refundable EGP 50,000 booking fee. The discount was tied to the launch window, so check whether it still applies before you count on it.

Naseem payment plan

The Naseem payment plan is 10% down with the rest over 10 years. Both figures appear in the December 2025 launch report and on pages updated in September 2026.

That table leaves out interest, any handover payment and the maintenance deposit, because Golden Land has not published those figures in two sources. When the quote arrives, ask about each of the three by name.

Apartment sizes at Naseem Compound

Apartment sizes at Naseem Compound come in four groups: one-bedrooms from 60 square metres, two-bedrooms from 117, three-bedrooms from 162 and four-bedrooms from 227. There are no villas; every home is an apartment in a low-rise building.

The step from two to three bedrooms adds 45 square metres, and the step from three to four adds 65. Pages on Naseem present the 227-square-metre four-bedroom as an option for buyers who want close to villa space inside a building.

Each floor holds four, six or eight apartments, depending on the building. A buyer who values privacy should ask for a four-per-floor building, which puts half as many neighbours on the landing.

Where is Naseem Compound located?

Naseem Compound is in the Green Revolution area of Sheikh Zayed, on Street 5, the second plot off the Cairo–Alexandria Desert Road. From there, Sphinx International Airport is three minutes away and the Grand Egyptian Museum ten.

Smart Village is next door, and the Al Ahly club branch in Sheikh Zayed, Dandy Mall, Mall of Arabia and the 26th of July Corridor are minutes away. At launch the company put the desert road one minute from the compound and El-Nozha Street two.

That location suits someone who works in Smart Village or flies often from Sphinx. For a commute into central Cairo or Mohandessin, the 26th of July Corridor is the route out of Naseem.

Is Naseem in Sheikh Zayed or New Zayed?

Naseem is in Sheikh Zayed City itself, in the Green Revolution area, not in New Zayed. Several listings call it "Naseem New Zayed", but the address the company announced is the Green Revolution, Sheikh Zayed.

The difference matters when you compare: the Green Revolution sits beside Smart Village, Mall of Arabia and Dandy Mall. If someone offers you a "Naseem" in New Zayed, confirm it is the Golden Land project before you go further.

Naseem master plan

The Naseem master plan places 10 buildings of ground plus four floors around artificial lakes and green space. Buildings cover 27% of the 8.5 feddans, the figure the company gave in December 2025.

The 27% figure came from the company's chief commercial officer at launch; the rest is green space and water. On the plan, the buildings sit in zones with their own entrances, with one lake to the north and another to the south.

ADC Engineering Consultants did the architectural and engineering design. With a height of ground plus four, the top apartment is on the fourth floor, so daily life does not hang on a tower's lifts.

Amenities inside Naseem Sheikh Zayed

Amenities inside Naseem Sheikh Zayed include swimming pools of several sizes, a children's play area, and restaurants and cafés.

• Walking, jogging and cycling paths kept apart from car roads.
• Round-the-clock security, surveillance cameras and electronic gates.
• Parking garages for residents and visitors.
• A maintenance team for the shared facilities.

The restaurants and pools serve the residents of 10 buildings, so there is no mall inside the gates; shopping happens at the malls of Sheikh Zayed.

Naseem next to Kaia and Rewaya

Naseem's metre rate is under half that of other Sheikh Zayed apartment compounds when you compare the first two-bedroom in each. Kaia and Rewaya figures come from our units table in November 2026; the Naseem rate comes from its listings.

Why the gap? Kaia and Rewaya both have handover dates published for 2029, while Naseem has no handover month announced yet and is in its first release. The EGP 35,000 figure is also a starting rate per metre, not an average.

With EGP 7 million or more and a need for a published handover date, Kaia starts at EGP 7,008,606 for a 56-square-metre studio and Rewaya at EGP 7,767,485 for a 78-square-metre one-bedroom. For space at that budget, ask for the quote on the 227-square-metre Naseem four-bedroom before deciding. The full list of compounds in Sheikh Zayed has more options in the same bracket.

Naseem completion date

The Naseem completion date, by month and year, had not been announced as of November 2026, so this page gives no year. Ask for the date in writing in the contract before paying the down payment.

Naseem is still selling off-plan, and the first bookings opened before the launch itself against the EGP 50,000 fee. A buyer today is buying on the plan and paying the first-release metre rate.

Naseem Golden Land: who is the developer?

Golden Land Development is a Sheikh Zayed company chaired by Eng. Kotb Mokhtar, with Mohamed Hamdy as chief executive. Naseem is its first residential compound, with announced investment of EGP 5 billion.

Before Naseem, Golden Land built residential buildings in Sheikh Zayed from 2005 to 2019 and carried out the city's tourist walkway. Its listed work includes Mini Compound Ladress, Stip Mall, developments in Beit Al Watan and the Sawa project in Sheikh Zayed. Its partner on Naseem is Sheikh Abdul Aziz bin Nasser Al Thani.

That record is in single buildings and small malls, which makes Naseem the company's first full compound with shared services. On a site visit, look at the progress on the ground yourself and ask who the contractor is.

Questions to ask before booking at Naseem

Before booking at Naseem Compound El Sheikh Zayed, get written answers to these five questions, which the sources had not all answered by November 2026:

• Is the 5% launch discount still on?
• Does the EGP 50,000 booking fee come off the down payment?
• Is the apartment fully finished or semi-finished?
• What percentage is the maintenance deposit, and when is it due?
• What is the handover month and year in the contract?
