Where is Pyramids Walk located?

Pyramids Walk location: 6th of October City, published as about 3 minutes from the Educational City and 8 minutes from Mall of Egypt. If you are searching where Pyramids Walk is, it is Wadi Degla's small compound of houses, about 33 feddans, in an area crowded with new projects by big developers.

Not Pyramids Hills or Pyramids Heights

The three names look alike, but they are three different projects. Pyramids Walk is Wadi Degla's in October, Pyramids Hills is another project also in October, and Pyramids Heights is in Sheikh Zayed. If someone mentions "Pyramids" without finishing the name, ask exactly which one, since place, price and developer all differ; there is also a Pyramids Heights Residences in October, a fourth project.

The Educational City and Mall of Egypt

Being near the Educational City, as published, matters to families with children at schools or universities there, since the school run repeats every day. Mall of Egypt is about 8 minutes away, also as published, so big shopping is close. At the viewing, ask about the actual route from the compound gate to each and try it when schools let out.

Pyramids Walk's neighbours

Pyramids Walk is ringed by very close new projects; approximate distances from its spot on the map: 31 West about 600 metres, Club Hills Residence 800 metres, Palm Hills' Bamboo III and Centrada Rise 900 metres, and Hassan Allam's Swan Lake West and LaManga in New Sphinx 1.1 km.

LaManga, a New Sphinx project, sitting under a kilometre and a half away shows Pyramids Walk is near October's border with New Sphinx. Most of these neighbours are not yet handed over: Club Hills in August 2027, Bamboo III at the end of 2029, and 31 West and LaManga in 2030. So the area around the compound will see construction for a few years, and more residents and services after that.

Shops and offices nearby

Centrada Rise, 900 metres away, is a commercial, office and medical project with offices, shops and clinics, announced for June 2030. Once it opens, everyday services will be close to the compound. With only 33 feddans of houses, ask what services exist inside today: shops? A clubhouse? A pool? If not, where are the nearest services operating now?

Pyramids Walk and Wadi Degla's other projects

Most of Wadi Degla's better-known projects are in east Cairo, the North Coast and Sokhna, such as Promenade and Neo Lakes in New Cairo and Marina Wadi Degla in Sokhna. Pyramids Walk is its project in west Cairo. If you are weighing it against one of its New Cairo projects, the real comparison is between two sides of Cairo, not just two compounds.

Getting in and out

Ask how many gates the compound has and which road each opens onto. Try leaving in the morning for where you go every day and coming back at night, since the area around it has a lot of work under way in new projects and roads may change as they open.

Before visiting

Ask for the house number and its place on the master plan on this page, and see whether it is near the gate or at the far end. Look at the houses beside it: lived in or still being worked on? Ask residents about security and maintenance, and how far construction noise from neighbouring projects carries. Visit once at midday to see truck traffic around the compound during working hours.

Want to know where a particular house in Pyramids Walk sits? Send its number to Masharf on WhatsApp, and the team will show you its place on the master plan and the route to it.

Pyramids Walk resale prices

6 resale offers in October 2026: sellers' asking prices, which vary from one offer to the next.

Pyramids Walk prices in 2026 come from owners. The compound, by Wadi Degla Developments in 6th of October City, is published as about 140,000 m², roughly 33 feddans, all houses and no apartment blocks: twins, townhouses and villas. The houses with data are past handover, and Wadi Degla has nothing priced on offer, so the market here is between seller and buyer.

Offers in mid-October 2026

Five-bedroom twins of 300 to 351 m² were offered at 16.5 to 18.5 million; four-bedroom townhouses of 380 to 400 m² at 16 to 17 million; and a semi-finished seven-bedroom villa of 730 m² at 26.75 million, about 36,600 a metre.

Two things stand out. First, the townhouse is larger than the twin, the reverse of the usual. Second, these figures are far below new houses of similar size nearby. That calls for clear questions to the seller before any sums: is this the full price, or is more owed? Is all of the area roofed, or does it include a basement, roof or garden? What stage is the finishing at?

Townhouse or twin?

The two price ranges overlap: four-bedroom townhouses at 16 to 17 million, five-bedroom twins at 16.5 to 18.5 million. So for roughly the same money, the townhouse gives some 30 to 80 more metres and one bedroom fewer, while the twin gives an extra room and an open side. Ask about the land and garden of each and the number of floors, which will decide which suits your family.

Villas for sale in Pyramids Walk

The 730 m² villa is the largest on offer with the lowest metre, but it is semi-finished. On top of 26.75 million, you would pay to finish a house of that size, which can be a very large sum. Have an engineer inspect it and estimate the finishing cost before comparing it with any finished house.

The finished twin is the nearest thing to a house you can move into straight away. Ask when it was handed over, the condition of bathrooms and kitchens, and whether it has been altered. Ask to see the original contract with Wadi Degla and the maintenance clearance, so no arrears are charged to you after buying.

Pyramids Walk in instalments?

Wadi Degla has no plan here, since sales are resale. How you pay is set with the owner, so find out the deposit they would accept, whether developer instalments remain, and who covers transfer costs and moving the meters into your name.

Against the new houses around it

About 600 metres away, 31 West sells a 307 m² five-bedroom twin at 37,725,550, on 5% down and ten years, due May 2030. So at a similar size, the Pyramids Walk offer is less than half. At Club Hills Residence, 800 metres off, the entry three-bedroom townhouse is 190 m² at 17,990,726, due August 2027. In New Sphinx, LaManga, 1.1 km away, has four-bedroom twins from 204 m² at 17,255,000 and a 478 m² six-bedroom villa at 41,980,000. Palm Hills' Bamboo III, 900 metres off, has five-bedroom townhouses from 249 m² at 34,943,000, and Swan Lake West, 1.1 km away, three-bedroom twins from 237 m² at 46,600,000.

The gap between owners here and the new projects around is large, so let it push you to ask more, not to book faster. If the answers check out, a ready house here gives a lot of space for less money, without waiting until 2030.

Want a view on an offer for a house in Pyramids Walk? Send Masharf the size and price on WhatsApp, and the team will set it against the compound's other offers and the new houses nearby.

About Pyramids Walk Compound 6th of October City

Pyramids Walk Compound 6th of October City: 33 feddans of houses only

Pyramids Walk Compound 6th of October City is a small compound by Wadi Degla Developments: about 140,000 m², roughly 33 feddans, with no apartment blocks at all, only twins, townhouses and villas. The houses on record are past their delivery dates, and buying today is from owners. Its name gets mixed up with two others: Pyramids Hills in October and Pyramids Heights in Zayed, three different developers.

A townhouse bigger than the twin

The listed offers come in three types, in reverse of the usual order:

  • Five-bedroom twin house, 300 to 351 m², finished.
  • Four-bedroom townhouse, 380 to 400 m².
  • Seven-bedroom villa, 730 m², semi-finished.

In most compounds the townhouse is the smallest home. Here it is about 50 m² larger than the twin despite fewer bedrooms, which usually means the figure includes a basement, roof or garden. If a seller offers you a 400 m² townhouse, ask how much of it is roofed and how much is below ground.

Villas for sale in Pyramids Walk 6th of October City

The 730 m² villa

This is a semi-finished seven-bedroom villa, so its buyer will finish a house this size from scratch: floors, bathrooms, kitchens and air conditioning for seven rooms. The upside is designing it as you like; the downside is that the finishing alone can be a huge sum. Get a contractor's quote before agreeing with the seller, and put the two figures side by side.

Only 6 offers

The units table holds about 6 offers from owners, a small number even for a small compound. Sellers are probably in no hurry, and room to negotiate is limited. On the other hand, if you find the house you want, don't wait long, as the offer in front of you may not come round again soon. Have your down payment ready, and an engineer to inspect, before you start bargaining.

The Educational City three minutes away

Per the project data, October's Educational City is about 3 minutes away and Mall of Egypt about 8. Around it are October 6 University, October University for Modern Sciences and Arts, Misr University for Science and Technology and Ahram Canadian University. Roads include the Middle Ring Road, the Wahat Road, the Dahshur Link, the 26th of July Corridor and the Central Axis. A family with children at university will save a lot of driving.

Sellers' prices: far below new launches

Per the October 2026 offers: four-bedroom townhouses at EGP 16 to 17 million, about 40,000 to 44,700 per metre; five-bedroom twins at 16.5 to 18.5 million, about 47,000 to 61,700; and the 730 m² villa's owner asks 26.75 million, about 36,600 per metre. Compare that with 31 West, 600 m away: villas at about 160,182 per metre, due 2030. Even counting the semi-finished villa's finishing, and that the figures are over the land rather than the building, the gap is huge.

What do new neighbours cost?

Right beside Pyramids Walk are projects still being built. 31 West, 600 m away, prices villas at about EGP 160,182 per m² and twins at about 122,885, due 2030. Swan Lake West, 1.1 km away, is dearer: villas at about 200,000, twins at about 196,624. The cheapest neighbours are Villagio at about 109,839 for a villa and Club Hills Residence at about 94,688 for a townhouse. So Pyramids Walk's ready houses are cheaper per metre than every new launch around them.

Why a small compound?

Per the project data, the design is inspired by the Pyramids, most of the land is greenery and water, and there are pools, restaurants, cafés and seating areas. But the services match 33 feddans. If you need a big club and schools inside the walls, this is not the place. If you want few neighbours and a quiet street while staying close to universities and malls, that is exactly what the compound was built for.

Wadi Degla in October

Pyramids Walk is Wadi Degla's only October project with us. The company belongs to Wadi Degla Holding, and its other projects include River Walk in the Fifth Settlement and Blumar El Sokhna. Since this compound is handed over, you can see their work with your own eyes here.
