Not the same as Pyramids Heights

The names are close, both are by Ora and they are about 2 km apart, but they are two different projects. Pyramid Hills, on this page, is a finished houses compound; Pyramids Heights is a new project in Sheikh Zayed still selling from the developer. If someone offers you a unit, check the name in the contract. Inside Pyramid Hills itself there is a neighbourhood called West Gate.

All are past handover. According to the project's details there are also standalone villas, apartments, duplexes and penthouses. Townhouses here are very large, up to 380 m², villa size elsewhere, so ask the seller whether the area includes the garden.

Living in a finished compound

A finished compound has no construction noise, neighbours who actually live there and a working clubhouse and courts. In Pyramid Hills the central garden and track make walking part of your day, and children play close to home. A house that is several years old may need roof and insulation work, though, so ask when it was last maintained.

Before buying: ask the residents

No complaints are recorded with us, so ask yourself. Visit on an ordinary day, talk to residents and security, and ask about maintenance and its charges and how fast they rise, water and electricity. The compound is next to the Ring Road, so listen for road noise from the house itself.
