Apartments for sale in Vida Residence: the duplex is the best sum

• The duplex against the largest three-bedroom: a 173 m² duplex at 6,120,000 and a 151 m² three-bedroom at 6,061,000, so 22 m² more for only 59,000. The duplex takes 5% down (306,000) against 15% (909,150) for the flat.
• The duplex against the four-bedroom: the 190 m² flat costs 6,580,000 with 987,000 down and about 71,710 a month; the duplex runs about 60,560 a month. If 173 m² is enough, the duplex is lighter on both counts.
• Two bedrooms against the small three-bedroom: the largest two-bedroom, 102 m², costs 4,294,500, and the smallest three-bedroom, 113 m², 3,917,000: about 377,500 less for 11 m² more, though on 15% down over a shorter term.

One- and two-bedrooms and the duplex take 5% down over 8 years; three- and four-bedrooms take 15% down over six and a half years, so the second system asks more up front over a shorter term, with a bigger monthly figure. About 30 instalments fall before April 2029, so a one-bedroom buyer takes the keys having paid about 803,000 (close to 35%), with the rest over more than five years while living there.

Vida sits in October Gardens; its nearest neighbours with developer sales are Ashgar City about 2.3 km away and Rock Eden 2.5 km, in straight lines. The location map shows the compound's boundary. Roads serving October Gardens include the Dahshur Link, the Wahat Road and the 26th of July Corridor.

The metre gap is wide: Vida is about 13,400 below Ashgar City and about 6,700 below Beta Residence, even though Beta hands over six months after Vida. The higher-priced neighbours are ready: Rock Eden, Hay El Ashgar and Sun Capital. What a Vida buyer gives for the lower price is the wait until 2029, and finishing after handover.
