Paris Mall New Capital City: a cinema, an aquarium and skating in MU23

Paris Mall New Capital City is a mixed-use project by Pyramids Developments in MU23, between R2 and R3 in New Capital City. It sells shops, offices, studios and suites, and its published leisure goes beyond an ordinary mall: a cinema, an aquarium, a skating area, a dancing fountain and live shows.

Studios and suites inside a mall need one clear answer: is their licence residential, hotel or office? That decides whether you can live in one, let it short-term, or only use it as an office. Paris Mall carries no announced sizes or prices, so Pyramids is the one to tell you what is free by size and floor.

Buying a studio or suite to let

Ask whether a hotel operator will let units on owners' behalf or each owner lets alone, whether units come furnished or empty, and what share of the rent the operator takes. Ask too whether the studios sit on a floor or in a block of their own, with an entrance apart from mall visitors, which matters to whoever stays there.

Published leisure

The cinema, aquarium, skating and shows are published to draw visitors outside office hours as well. Together with restaurants, cafés and a children's area, the mall is pitched at families. If you are buying a food or café unit, ask where it sits relative to the cinema, the fountain and the children's area. Round-the-clock security cameras, cleaning and maintenance are also published, so ask the yearly service charge per metre.

Who will run the attractions?

Ask whether the aquarium and skating area will be leased to an outside operator or run by the developer, and whether their cost will land in the owners' service charge.

Location and neighbours

The mall is published as near the Al Maqsad compound, the Mohamed Bin Zayed Axis and the Royal Canadian School, about 30 km from the airport. On the map, Ivory Plaza is just 300 metres away, its smallest unit 41 m² at 6,277,000, and Zaha Park 400 metres, 35 m² at 5,137,000. In R3, Jade Park, 1.3 km off, starts at 7,860,000 for 183 m², and its residents are the mall's customers. About 700 metres away is a second mall in the district, Elite Mall, so competition for shoppers and tenants is close; compare per metre and by handover date.

Pyramids, which began in France and entered Egypt in 2013, has several commercial projects in the New Capital: Pyramids Business Tower in Downtown, Grand Square Mall at the ministries' entrance and Champs Elysees Mall, plus the La Capitale compound in R7.
