About Oro New capital

Oro New capital: four bedrooms for the price of three, but 30% down over 3 years

Oro New capital is by Ava Mina Group, on 38 feddans in R7 beside the Green River and the Embassies District. Greenery, landscaping and water take roughly 84% of the site, the project data says. What's for sale: semi-finished flats, handed over in January 2029, on a payment plan unlike most of its neighbours': a big deposit and a short term. So this page works out two things: which size inside Oro is the best buy, and whether that plan is worth it against the compounds next door.

Apartments for sale in Oro New capital

  • Two-bedroom flats: 6,672,800 for 138 m² and 8,376,600 for 160 m².
  • Three-bedroom flats: 7,779,400 for 186 m² and 9,287,600 for 217 m², a metre from about 41,800.
  • Four bedrooms of 206 to 210 m²: 8,446,000 to 8,736,000, about 41,000 a metre.

Every flat is semi-finished, so at handover you will need finishing money on top of the price, which has to enter the sum when you compare with neighbours handing over finished.

Oro's largest two-bedroom costs nearly what a four-bedroom does

This is the project's oddest feature: prices overlap heavily across types.

  • The largest two-bedroom (160 m²) at 8.38 million costs about 597,000 more than the smallest three-bedroom (186 m²). Paying less, you gain a bedroom plus 26 m².
  • That same two-bedroom is only about 69,000 below the smallest four-bedroom (206 m²), which adds 46 m² and two rooms.
  • And the largest three-bedroom (217 m²) costs over 550,000 more than the largest four-bedroom (210 m²).

Among the two-bedrooms themselves, moving up 22 m² adds some 1.7 million, about 77,400 for every extra metre, well over Oro's average. So the large two-bedroom is Oro's weakest deal and the four-bedroom its strongest: the lowest metre and more rooms, about 667,000 above the smallest three-bedroom. Buying here, start with the four-bedroom, and ask why the large two-bedroom is priced as it is: a high floor, or a Green River view?

Oro New capital payment plans

This is a heavy plan, with 30% at signing and only three years for the rest.

  • Cheapest two-bedroom: 2,001,840 down and about 129,700 a month.
  • Cheapest three-bedroom: 2,333,820 down and near 151,300 a month.
  • Cheapest four-bedroom: 2,533,800 down and about 164,200 a month.

With handover about 26 months into the 36, you will have paid near 81% before the keys, about 6.88 million on the four-bedroom, with the rest cleared in under a year after handover, on top of the finishing bill arriving at the same moment. In practice Oro is a near-cash purchase spread over three years, best suited to buyers with liquidity to hand.

Oro or Armonia and De Joya 3? The same flat on very different instalments

  • Armonia, just 300 m away, has a 196 m² four-bedroom at 9.14 million: about 694,000 more than Oro's cheapest four-bedroom for 10 m² less. But it takes 10% down over 10 years, near 68,600 a month, under half Oro's, with keys in March 2030. Its three-bedrooms start at 141 m² for 7.11 million.
  • De Joya 3, 400 m off, starts three-bedrooms at 163 m² for about 7.94 million, booked at 5% and paid over ten years, near 62,900 a month, keys October 2027. Its 210 m² four-bedroom costs about 10.85 million, some 2.11 million above the same size at Oro.
  • Venia, 600 m away, has the neighbours' lowest metre at about 39,200: its smallest three-bedroom is 136 m² near 5.34 million, on 5% and eight years, keys two months before De Joya 3.
  • Parklane, a bit further at 800 m, opens three-bedrooms at 150 m² near 7.58 million, a metre around 50,500, paid over eight years after 10%, keys the same month as De Joya 3.

So Oro's metre is level with its neighbours, and its four-bedroom is among the cheapest. The real difference is the payment: neighbours take 5% to 10% and spread it over 8 to 10 years, while Oro takes 30% and finishes in 3. With the cash, Oro saves you money per metre; without it, nearly the same space is next door at under half the instalment.

The cash left in your pocket

Take the four-bedroom: by January 2029 you will have paid about 6.88 million at Oro. At Armonia, by the same month, the deposit plus some 26 instalments come to only about 2.7 million. Armonia leaves near 4.2 million in your hands over those years, though you keep paying until 2036 and the flat itself costs more. The question: what would that 4.2 million do for you meanwhile?

And the two-bedrooms?

Armonia's largest two-bedroom is 167 m² at 7.5 million, 7 m² bigger than Oro's largest and about 876,000 cheaper. Parklane's two-bedrooms are far smaller, 105 to 120 m², topping out at 6 million. Two-bedrooms are where Oro is weakest against its neighbours.

The finished Loft and 40 Square

The Loft, a kilometre away, is the only neighbour here listed as handing over finished. There, roughly 9.27 million buys the entry three-bedroom of 174 m² (close to 53,300 per metre), booked at a tenth and cleared in six years, and its keys arrive some fifteen months ahead of Oro's. That is about 1.5 million above Oro's smallest three-bedroom, but finished and sooner, so once you cost Oro's finishing the gap shrinks a lot. 40 Square, roughly as far, prices its 198 m² four-bedroom close to 7.04 million, saving around 1.41 million on Oro; a tenth books it and six years pay it off, though keys wait until September 2029.

From owners

Owners' listings in mid-October 2026 came to six flats: five three-bedrooms sized 169 up to 206 m² asking between 5.4 and 9.27 million, plus a single 140 m² two-bedroom wanting 6 million. The cheapest owner's three-bedroom is about 2.4 million under the developer and 17 m² smaller than the developer's smallest, while the dearest owner's listing sits close to the developer's largest three-bedroom. The resale two-bedroom is about 673,000 below the developer's smallest and two metres larger. Since Oro's plan makes buyers pay a lot early, the figure may be near a full price, or it may be only what has been paid. Ask the seller what is paid and what remains before comparing.

Oro New capital master plan
