About Capital Gardens Compound New Cairo

Capital Gardens Compound New Cairo: Palm Hills with 1.5% down over 12 years

Capital Gardens Compound New Cairo is a residential compound by Palm Hills Developments on 103 feddans on the eastern side of New Cairo, towards the New Administrative Capital. The project comes in two sizes: a two-bedroom of 106 m² at EGP 11,678,000 and a three-bedroom of 152 m² from 13,513,000, with only 1.5% down, 12 years of instalments and handover in December 2028.

Two things stand out. The deposit is under a quarter of a million, very low for Palm Hills. And the three-bedroom is the better deal: 46 m² and a room more for about 1.8 million extra. This page works through both.

Who is Capital Gardens for?

A family that wants Palm Hills without a big deposit

About 175,000 to 203,000 down, less than many people pay for a year's rent.

Someone working in the Fifth Settlement or the New Capital

The compound sits between the two, so the commute is reasonable either way.

A family that needs three bedrooms

The 152 m² apartment has the cheapest metre on offer.

Not for someone who needs to move in now

Handover is about two years away.

Where is Capital Gardens?

On the eastern side of New Cairo, on the way to the New Capital. According to the project's details, the Fifth Settlement is about 20 minutes away, Madinaty about 15 and Heliopolis about 30, with access from the Suez Road, the Amal Axis, the Middle Ring Road and the 90th Street extension. Its neighbours are Sarai about 1.7 km away, The Butterfly 2.2 km, SODIC's East Vale 2.5 km and Rock Green 3.1 km. See it under location, or the New Cairo page.

The apartments

  • Two bedrooms, 106 m²: 11,678,000, about 110,200 per m², 1 available.
  • Three bedrooms, 152 m²: from 13,513,000 to 16,203,000, about 88,900 per m² at the lower price, 2 available.

The three-bedroom is the better value

The cheaper three-bedroom costs about 1.8 million more than the two-bedroom and gives you 46 m² and a room more, about 39,900 for each added metre, far below either apartment's own metre. Its metre is about 21,300 cheaper than the two-bedroom's. So if the monthly instalment fits, the three-bedroom is clearly the better buy.

When the two-bedroom makes sense

The two-bedroom still has its buyers. For a couple, or a small family that does not need a third room for years, it keeps the instalment and the future maintenance and utility bills lower.

Three-bedrooms of one size, 2.7 million apart

The three-bedrooms are all 152 m², but the dearest costs about 2.7 million more than the cheapest. Same size, so the difference is position: floor, view or a garden. Ask what the dearer one has before you choose.

The sums: 1.5% down, 12 years

  • Two-bedroom: 175,170 down, then about 79,900 a month.
  • Cheaper three-bedroom: 202,695 down, then about 92,400 a month.
  • Dearer three-bedroom: 243,045 down, then about 110,800 a month.

If the instalment is to stay within a third of household income, the two-bedroom needs about 240,000 a month and the cheaper three-bedroom about 277,000. So the three-bedroom costs only about 12,500 a month more. These are approximate and before any increases; details are under payment plans.

What the small deposit means

A tiny deposit spreads almost the whole price over the instalments, so the monthly payment is what decides whether you can buy. By handover you will have paid only about a fifth of the price, and the rest runs for about ten more years. Make sure the instalment fits your income for that whole period, not only today.

Against the compounds around it

  • East Vale: about 121,800 a metre.
  • Capital Gardens: about 88,900 for the three-bedroom, 110,200 for the two-bedroom.
  • The Butterfly: about 77,200.
  • Sarai: about 70,700.
  • El Patio Sola: about 64,300.
  • Rock Green: about 44,400.

So Capital Gardens sits in the middle: dearer than Madinet Masr's Sarai and The Butterfly, cheaper than SODIC's East Vale. You pay for the Palm Hills name, and in return you get the smallest deposit of the group. Compared with Palm Hills New Cairo, the same developer's project at about 146,900 a metre, Capital Gardens is a much cheaper way into the brand.

Handover in December 2028

You will pay instalments for about two years before moving in. If you rent today, add that rent to your sums. In exchange, you book at today's price with a very small deposit, and the instalment weighs less each year if your income rises. Ask about construction progress and visit the site before signing.

For investment

The location between the Fifth Settlement and the New Capital widens the market of future tenants and buyers in both directions. But with only 1.5% down, most of the price is still ahead of you, and there is no rent before handover. Work out the return with real rents for similar apartments nearby, and count the instalment you will carry alone until then. Ask too whether the developer allows a resale before handover, and at what fee.

The developer

Palm Hills' projects include Palm Hills New Cairo, Village Garden Katameya and Palmet New Cairo in New Cairo, and Badya in October.

Things to know before you book

  • Ask what is available today in the size and floor that suit you.
  • The finishing level is not recorded with us; ask what you will receive.
  • Ask why one three-bedroom costs 2.7 million more.
  • Ask for the full payment schedule in writing.
  • Read the pros and cons and the amenities above.
