Ras El Hekma Egypt Modon: who is the developer?

Modon Holding, an Abu Dhabi company, was picked by ADQ in October 2024 as master developer of Ras El Hekma, and it develops the first phase, about 50 million m², itself.

The rest of the Ras El Hekma land goes to other developers under Modon's supervision, so a project by another company at Ras El Hekma is not one of Modon's phases. Everything Modon sells on Masharf in October 2026 sits inside Ras El Hekma Egypt.

Ras El Hekma Egypt prices in October 2026 start at EGP 15,900,000 for an apartment, EGP 37,600,000 for a townhouse and EGP 65,000,000 for a villa, rising to EGP 325,900,000 for a 909 m² seven-bedroom villa in Yemm Views.

These are the lowest prices in each phase, from developers' October 2026 prices collected by Masharf (Keller Williams Masharf), with the balance after the down payment split evenly over 96 months. The eighth phase, Wadi Yemm, has villas from 376 m² at EGP 65,000,000 but no published payment plan yet.

The lowest-priced apartment in Ras El Hekma Egypt in October 2026 is a 93 m² one-bedroom in Yemm Boulevard at EGP 15,900,000. The same size in Yemm Beach Plaza costs EGP 19,200,000, and both hand over in October 2029.

For three bedrooms the order flips. A 194 m² three-bedroom costs EGP 29,100,000 in Yemm Beach Plaza and EGP 33,300,000 in Yemm Boulevard, same area, same handover. A couple after one bedroom should look at Boulevard; a family needing three should look at Beach Plaza.

Hyde Park North Seashore hands over in August 2027, with a 168 m² townhouse at EGP 34,340,000. El Masyaf has a 165 m² townhouse at EGP 36,677,847 for May 2029, and chalets from 75 m² at 15,427,454 over 10 years, close to the Yemm Boulevard one-bedroom.
