Elite Park Compound New Capital City is a residential project by Capital Elite Developments in R8, New Capital City. It offers flats, with a commercial area and an office building inside the compound. It is published as two minutes from the Green River, three from the Diplomatic District, and five from the Government District and the Al Masa hotel.

A 2,500-feddan claim

The project text puts the compound at 2,500 feddans, a very large figure for a compound inside one residential district. Ask Capital Elite for the real plot size and the number of buildings before comparing its density with any other compound, and get a master plan with the area marked on it.

Published facilities

• Shops, eateries and coffee places in a retail zone, next to an office block.

The office building and commercial area sit inside the compound, so ask whether they have an entrance apart from the residents' gate, and whether they hand over with the first residential phase or later.

The healing garden and pets

Ask what the healing garden will actually contain: planting and quiet paths only, or sessions with instructors, and who runs and pays for it. For the pet area, get the rules in writing: which animals are allowed and where they may be walked inside the compound.

The flats

Elite Park has announced no sizes, no prices, not even how many bedrooms a flat has. Ask the developer for today's availability by size and floor, with payment plan and handover date, whether the flat faces the central park or an internal road, and how many floors the building has and whether it has a lift.

Who is next door

On the map, La Verde Casette, 400 metres off, starts with 165 m² for 10,560,000. La Verde New Capital, at 500 metres, has 65 m² at 5,525,000, and Lagoons, at 700 metres, 147 m² at 4,839,000. The Islands, a kilometre off, has 68 m² at 3,545,000, and Canyon8, at 1.1 km, 45 m² at 3,020,000.

The metre among these neighbours runs from roughly 33,000 at Lagoons to about 85,000 at La Verde. That gap is wide, so once you know Elite Park's price, ask about finishing level and handover date at each before judging.

Capital Elite

The brochure says the company has worked since 2006 and has two projects: Elite Park in the New Capital and West 5 Mall in 6th of October. Nothing else of theirs is on offer, so ask how West 5 Mall is doing, how far Elite Park has been built, and which other projects the company has handed over since 2006.
