The project launched in July 2024 with investment above EGP 1 billion, and the company's website posts construction updates into 2026. Rayn's website lists Voco Mall under construction updates. The figures below come from ads updated in September and October 2026, so confirm what is still available and today's price on WhatsApp.

Voco Mall payment plan

The advertised Voco Mall plans are 10% down with the rest over 9 years, or 20% down with the rest over 8 years, in 2026 ads, and the monthly instalment is the same on both.

The instalment matches because both plans pay 10% of the price a year. The extra down payment saves a full year of instalments: on an office at EGP 2,640,000, that is 264,000 more now in exchange for finishing after 8 years in place of 9. At the top of the shop range, the same decision is worth EGP 1,019,800.

Before the down payment comes an advertised booking deposit: EGP 20,000 for an office, 50,000 for a shop and 100,000 for a pharmacy. Ask whether it comes off the down payment, and how it is returned if the unit you want is not there.

Office or shop at Voco Mall?

An office at Voco Mall takes less money to enter, a shop depends on R3's residents, and the gap at the start of the range is EGP 2,255,000 in October 2026 ads.

Offices are advertised from EGP 2,640,000 for 22 m², which is EGP 120,000 a metre. The instalment is about 22,000 a month, so rent of EGP 1,000 a metre a month would cover it. Ask about real office rents in R3 before relying on that figure, because the district is residential and office staff are not its main customers.

Shops start from EGP 4,895,000, with an instalment of about 40,790. The question here is frontage and floor, because a shop's customer in R3 is a resident on foot. A unit on the plaza is not the same as one inside a corridor, even at the same size. Ask for the floor plan and see where the unit sits from the entrance and the hypermarket.

If you are comparing Rayn's projects, an office metre at Voco is EGP 120,000, and Nabd Mall in Downtown is advertised from 150,000, on October 2026 figures.

How big is Voco Mall?

Voco Mall stands on 4,270 m² of land at a 30% building ratio, with 8,540 m² built across 190 commercial and office units, according to figures on Rayn's website.

190 units in 8,540 m² averages about 45 m² a unit, so the mall is built around small units, with its widest space set aside for the hypermarket. Ask which floor that is on, because that is what brings daily customers.

When is Voco Mall handover?

Voco Mall handover is advertised for 2027, in ads from September 2026 and November 2025, and Rayn has published no month yet.

A November 2026 contract with handover at the end of 2027 means about 14 instalments before the unit reaches you. On an office at EGP 2,640,000 with 10% down, that is about EGP 572,000 of the unit's price. Have the month fixed in your contract, and ask for the progress in the company's latest update.

A drone photo on Rayn's website dated 10 June 2026 shows the building standing, the yellow and white facade fitted at the front, the side still dark glass, and a working site around it. What is left is finishing and fit-out, since the structure is up.

Where is Voco Mall?

Voco Mall is in the heart of Residential District R3 in the New Capital, with a direct view of the Iconic Tower. Two international schools are around it, and the Bin Zayed Axis, the Sports City and the Government District are close by.

R3 is a residential district, so the main customer lives next door. The same district has Vici Mall and Vini Mall by the same company, plus DIG Mall, so that number of malls in one district belongs in your sums.

Voco Mall services, as Rayn lists them, are CCTV and security, Wi-Fi, prayer rooms, parking, electric car charging, a dancing fountain, a kids' station and valet parking.

Does Voco Mall have mandatory rent?

Voco Mall ads offer 20 years of mandatory rent, no management fees for the first 5 years, and a return of up to 200% on the down payment, in December 2025 and October 2026 ads.

On an office with EGP 264,000 down, 200% means 528,000. That figure alone is not enough, so ask over how many years it is paid, when it starts, and whether it comes off the instalment or is paid to you. Any such promise must be in your contract in the company's name, with a clear term, amount and start date. If it isn't written down, plan to pay the instalment yourself.
